SO THESE WOULD BE RATHER LARGE LOTS SINGLE FAMILY. AND THEN ALSO OUR CONDITION OF OUR RECOMMENDATION IS THAT THEY WOULD OBTAIN A ZONING CHANGE THAT WOULD HAVE TO BE APPROVED THROUGH P&Z AND COUNCIL TO CHANGE THE ZONING SO THAT THESE THIS AREA WOULD BE THE FOUR RESIDENTIAL LOTS AND THEN REPLAT THOSE AS THOSE LOTS. AND THEN BECAUSE THIS IS LOCATED WITHIN THE COLLEGE STREET RESIDENTIAL HISTORIC DISTRICT ALL PLANS AND THE NEW BUILDINGS THAT WOULD BE BUILT, THE HOUSES AND SUCH WOULD BE THROUGH THE CA PROCESS AND EXTERIOR MATERIALS, WINDOWS, DOORS, DOOR HARDWARE, LIGHT FIXTURES AND FENCES WOULD BE APPROVED UNDER A SEPARATE CERTIFICATE OF APPROPRIATENESS FOR THESE HOMES THAT WOULD COME IN, AND THEN A BUILDING PERMIT WOULD HAVE TO BE OBTAINED FOR EACH ONE FROM THE BUILDING DEPARTMENT. SO LET ME JUST JUMP OVER HERE. I WANT TO SHOW A LITTLE BIT MORE ABOUT IT. SO HERE'S HOW THE SITE LOOKS. AND THEN YOU SEE A WHOLE LOT OF ASPHALT PARKING LOT ON BOTH SIDES OF THOSE BUILDINGS. THERE IS A WALL BRICK WALL THAT GOES DOWN ACROSS THE FRONT OF THE PROPERTY. ALL OF THAT WOULD BE REMOVED IN THIS PROPOSAL. SO AS YOU WHEN YOU LOOK AT THIS RIGHT HERE, WHERE YOU SEE THE FRONT PORTION OF THE LOT, THERE'S KIND OF A LIKE A LINE THROUGH THERE. THAT BACK REAR PORTION WOULD BECOME A SEPARATE LOT. SO YOU JUST HAVE A LARGE RECTANGLE MADE INTO FOUR LOTS. THIS IS THE VIEW THAT YOU SEE FROM THE STREET. THAT'S HOW THE GRAPEVINE HISTORY BOOK, YOU CAN SEE THE LITTLE SUNDAY SCHOOL BUILDING, HOW IT, SEE IT'S A MUCH SMALLER STRUCTURE THAN THE MAIN SANCTUARY. ON THIS MAP HERE YOU CAN SEE WHERE IT'S HIGHLIGHTED IN RED. THAT'S THE SUNDAY SCHOOL BUILDING THAT REMAINS. AND THEN YOU CAN SEE THE IMPRINT OR THE LAYOUT OF THE PARKING AREAS AND ROADWAYS AND SUCH. THESE ARE SOME PICTURES OF THE EXISTING CONDITIONS. IT'S IN A VERY DETERIORATED CONDITION AT THIS POINT. IT WAS ONCE VERY, VERY, VERY NICE. I REMEMBER BEING THERE IN 2010 AFTER ONE OF OUR CANDLELIGHT TOUR OF HOMES. WE HAD AN AFTER PARTY THERE, AND IT WAS FANTASTIC WITH A 20 OR 30 PEOPLE WITH MUSIC AND BUBBLING FOUNTAINS AND OPEN AIR AND OUTDOOR HEATERS AND ALL THAT IN NOVEMBER. IT WAS JUST BEAUTIFUL. WELL, NOW IT'S IT'S ALL REALLY BEEN ALLOWED TO GROW UP IN WEEDS AND SUCH. IT'S BEEN VACANT FOR MORE THAN TEN YEARS. IT HAS SINCE IT'S BEEN CLOSED. IT'S JUST SITTING THERE. IT WOULD NEED A TREMENDOUS AMOUNT OF WORK, EVEN IF YOU WERE GOING TO TRY TO REVIVE IT AT THIS POINT. THESE ARE JUST SOME PICTURES AROUND THE AROUND THE PROPERTY. TWO ARE SLIGHTLY WIDER THAN THE OTHER TWO. I THINK THIS HAS TO DO WITH THERE IS SORT OF A ACCESS WAY THAT GOES DOWN ON THAT LOT TO ALL THE WAY THROUGH THE PROPERTY AND OUT TO THE REAR. SO WE'RE WE'RE JUST STATING THAT WE BELIEVE THIS IS A GREAT USE OF THE PROPERTY FOR THESE FOUR LOTS IN THE FRONT. SO THAT LOT TO THE REAR WOULD LIKELY BE CONSIDERED LATER FOR WHATEVER ITS PURPOSE WOULD BE. PERHAPS THE EXISTING ZONING JUST JUST REMAINS ON THAT FOR THE TIME BEING, UNTIL THE APPLICANT FIGURES OUT WHAT HE WANTS TO DO BACK THERE. I DO NOT BELIEVE THAT WOULD BE REALLY SUITABLE FOR HOUSES BACK THERE BECAUSE THERE'S GOVERNMENT USE ON BOTH SIDES OF IT. THE SMALL LITTLE HOUSE THAT'S TOWARD THE FRONT ON HUDGINS AND THEN TO THE EAST IS GOVERNMENT USE. SO STICKING A HOUSE IN THERE WOULDN'T NECESSARILY BE MAYBE THE BEST THING IF YOU'RE ASKING MY OPINION. I MEAN, I'M OFFERING IT, BUT THAT'S TO BE TAKEN. WE DIDN'T ASK YOUR OPINION, BUT BUT WHAT WOULD BE TRULY GREAT RESIDENTIAL LOTS WOULD BE THESE THAT WOULD BE ON COLLEGE STREET. NOW, THAT COULD COULD POTENTIALLY BE A HOUSE BACK THERE. BUT I'M JUST SAYING THAT'S NOT WHAT WE'RE REALLY TRYING TO REPRESENT TODAY. SO WE'RE TRYING TO TALK ABOUT CREATING THESE LOTS ON THAT FACE ON COLLEGE STREET, WHICH PRETTY MUCH COMPLETES COLLEGE STREET. IT FILLS IN THOSE GAPS. AND THESE COULD BE AN OPPORTUNITY TO BUILD SOME REALLY OUTSTANDING HOMES THAT WOULD FIT THE HISTORY AND HERITAGE OF COLLEGE STREET, WHICH WAS OUR SILK STOCKING DISTRICT. OKAY, SO A BIT MORE ABOUT THIS. THE PROPERTY IS LOCATED IN THE HISTORIC DISTRICT AND IT IS LANDMARKED. THE PROPOSED SITE PLAN AND PHOTOS OF THE HISTORIC HOUSES WHICH ONCE STOOD IN THE TOWNSHIP AREA ARE ALSO ATTACHED. HERE'S A SAMPLING. THESE ARE HOUSES THAT ARE REALLY NO LONGER STANDING. WELL, ONE OF THEM IS THE THE YATES HOUSE, 1865, BUT IT'S BEEN REMODELED BEYOND RECOGNITION. THAT'S THE FIRST FUNERAL HOME. BUT THE NATURE OF THESE KIND OF HOUSES, HOW THEY LOOK AND FEEL OF THEM, WOULD BE ENCOURAGED FOR WHOEVER BUYS THESE LARGE, LOVELY LOTS. IT WOULD BE WONDERFUL IF THEY WOULD BUILD ACCORDING TO THESE SORT OF THIS VERNACULAR OR THE LOOK AND FEEL OF THIS KIND OF THING, WHICH WE ALSO ARE WORKING. STAFF IS WORKING ON A PATTERN BOOK, AND THESE WOULD ALL FIT THE PATTERN BOOK C ONCEPTS AND METHODS OF DEVELOPMENT, WHICH WOULD BE A TOOL LATER ON ONCE WE'VE BROUGHT IT FORWARD TO YOU. BUT IN THE BACKGROUND, WE'RE WORKING ON THAT PATTERN BOOK. BUT IT HAS A VERY UNIQUE FOOTPRINT WITH ABOUT FIVE DIFFERENT PORCHES THE L-SHAPED PORCHES, PROJECTING PORCHES, MULTIPLE FIREPLACES, MULTIPLE INS AND OUTS, GABLES, INTERESTING STRUCTURE. ALSO THAT WONDERFUL 1907 ROBERT LUCAS HOUSE THAT STOOD WHERE TODAY, THE W.D. DEACON HOUSE, THE RANCH STYLE STONE HOUSE. THIS IS WHAT USED TO BE THERE. AND THAT VERY SITE THIS ONE HAD BURNED IN I THINK IN THE 30S IT HAD BURNED. AND SOME OF THAT WOOD WENT INTO THAT MR. WAFFLES HOUSE, WHERE YOU MIGHT REMEMBER OUR STORY ABOUT THE THE ORIGINAL WOOD FROM THE GRAPEVINE COLLEGE WAS USED WHEN IT WAS TORN DOWN, WAS USED TO BUILD THIS HOUSE AS LUCAS HOUSE, AND THEN WHEN THAT BURNED, THAT WOOD WENT INTO THE SMALLER VERSION, WHICH WAS A LITTLE TUDOR HOUSE. THAT LITTLE TUDOR HOUSE GOT MOVED OVER TO WEST COLLEGE AND IS STILL WITH US, BUT SO THERE'S A LITTLE REMNANT OF THE SAME WOOD OUT OF THESE ALL OF THESE HOUSES IN THE COLLEGE OVER THERE, WHICH IS KIND OF A NEAT STORY, BUT WOULDN'T IT BE GREAT TO BRING THAT HOUSE BACK?
