THIS IS THE BUILDING WHERE THERE'S A RESTAURANT AND SEVERAL OTHER COMMERCIAL BUILDINGS.

THEY LOVE THAT DOOR, AND OTHER PROPERTIES ARE IN THERE. A PIAF RESTAURANT'S IN THERE.

THE NEXT ONE IS FOR THE PROPERTY LOCATED AT CA 2410, FOR PROPERTY AT 317 AND 319 SOUTH MAIN STREET.

I'VE LOOKED THEM UP AND WE GOT THAT ALL PULLED TOGETHER FOR HER.

YOU CAN SEE THE AREA IN THE BACK OF THE PROPERTY AND THE EXISTING GARAGE ON THE FAR BACK.

THIS REQUEST IS TO REMOVE, THERE'S A SMALL ADDITION THERE THAT YOU CAN SEE PROJECTING OUT, AND REMOVE THAT AND THEN CONSTRUCT A NEW LINK AND A ONE STORY AND A HALF ADDITION WITH BASEMENT, A NEW WALKWAY WITH TRELLIS ABOVE THAT CONNECTS THE HOUSE TO THE EXISTING GARAGE.

THEN TO RENOVATE THE EXISTING GARAGE AND CONSTRUCT A NEW ATTACHED TRELLIS ON THE EAST SIDE OF THE STRUCTURE.

THEY WILL ALSO NEED TO OBTAIN, BUT WE RECOMMEND FOR A SPECIAL EXCEPTION FROM THE BOARD OF ZONING ADJUSTMENT, FOR REMODELING OR ENLARGEMENT OF A NONCONFORMING USE STRUCTURE.

THAT'S A DETAIL THAT WHEN WE MET WITH OUR PNZ DIRECTOR THAT SHE WOULD LIKE TO HAVE IN HERE, SO WE'RE MAKING A RECOMMENDATION TO GO AHEAD AND DO THAT.

THEY'LL STILL HAVE TO TAKE THAT CASE AND DO THAT CASE.

I'D LIKE TO WALK YOU THROUGH THE PROJECT FOR YOUR MEMO, AND THEN I'D LIKE FOR THE ARCHITECT TO ALSO PRESENT IT, BUT THIS IS JUST MY EVALUATION OF IT.

YOU CAN SEE HOW IT PROJECTS OUT THERE IN THE MIDDLE, THE HISTORIC BOONE LIPSCOMB HOUSE IS NEXT DOOR, LARGER PROPERTY THAT'S MADE OUT OF BRICK.

THEN TO THE RIGHT, THE 310 EAST COLLEGE STREET, THERE'S A SHARED DRIVEWAY BETWEEN 314 AND 310.

THIS IS HOW THE HOUSE ORIGINALLY LOOKED IN AN EARLIER PERIOD, SO THEY'RE GOING TO BRING THE DETAILS OF THAT BACK.

HERE, AGAIN, SOME VIEWS, THESE ARE VIEWS PROVIDED BY THE ARCHITECTURAL FIRM.

THEY LOOK A LITTLE STRETCHED, BUT THAT'S A TECHNIQUE THEY HAVE THERE SO YOU CAN SEE AS THOUGH YOU'RE WALKING AROUND IT.

THIS IS THE PART OF THE SHARED DRIVEWAY COMING AROUND ON THE WEST SIDE.

A DRIVEWAY GATE THERE THAT'S SHARED BY BOTH PROPERTIES.

THEN LOOKING AT THE HOUSE FROM THE REAR, CURRENTLY.

HERE'S THE GARAGE STRUCTURE IN THE FAR BACK WHICH, WOULD BE RETAINED AND RESTORED.

THEN HERE'S THE PLAN.

THE ORIGINAL HOUSE WAS A TYPE OF BUILDING THAT WAS BUILT FOR GRAPEVINE'S GROWING METAL CLASS BACK IN THE 1920S.

IT HAS A FRONT GABLED ROOF WITH A LOWER PROJECTING FRONT GABLE PORCH AND OVERHANGING EAVES WITH EXPOSED RAFTER TAILS.

THAT'S BEING CONTINUED IN THE NEW ADDITION.

THE GABLE AND BRICK CHIMNEY ON THE WEST ELEVATION WOULD BE RETAINED.

THE FRONT PORCH WOULD BE RESTORED WITH WOOD DECKING AND WOOD SIDING WOULD BE USED ON THE ADDITION TO MATCH THE EXISTING SIDING OF THE HOUSE.

THE PROPOSED PLANS WOULD UTILIZE THE ORIGINAL HOUSE AS A LIVING ROOM, DINING ROOM, KITCHEN, DEN WITH BAR.

THE WHOLE HOUSE BECOMES THE OPEN CONCEPT LIVING AREAS.

ON THE FIRST FLOOR IN THE NEW ADDITION, IF YOU SEE GOING RIGHT PAST THE ORIGINAL HOUSE, THERE'D BE A NEW SIDE ENTRANCE FROM THE DRIVEWAY THAT WOULD ALLOW CONVENIENT ACCESS TO THE KITCHEN FOR DROPPING OFF THINGS FOR THE KITCHEN AND TO BRINGING GROCERIES AND SUCH AT HOME.

THERE'S A LAUNDRY ROOM AND MUD ROOM TO THE REAR AND A NEW WALKWAY WITH TRELLIS LEADING TO THE TWO-CAR GARAGE.

THE REPURPOSED GARAGE, IF YOU'LL NOTICE ON THAT PLAN, WHAT WAS NOW A STORAGE AREA WOULD BECOME A HANGOUT SPACE WITH A BATHROOM AND NEW EXTERIOR PATIO WITH TRELLIS WOULD BE ADDED.

FROM THE CENTRAL HALLWAY TO THE SECOND FLOOR, I THINK I'VE GOT THE SECOND FLOOR HERE, UPSTAIRS WOULD INCLUDE TWO BEDROOMS, EACH WITH A SEPARATE BATHROOM OFF THAT FIRST FLOOR, AND THEN GOING DOWN WOULD BE A BASEMENT, WHICH HAS A LIVING AREA WITH A BAR, A STORAGE ROOM, HALF BATH, AND MECHANICAL ROOM.

THEN I'LL NOTE THERE'S A OUTDOOR STAIRWAY GOING FROM THE BASEMENT BACK UP TO GRADE, WHICH IS A GREAT SAFETY FEATURE OF PROVIDING EGRESS FROM THE BASEMENT.

GO BACK TO THAT.

TOTAL BUILDING AREA OF THE HOUSE.

THE MAIN HOUSE TOTAL FLOOR AREA IS 3,079 SQUARE FEET, THE GARAGE IS 659 SQUARE FEET FOR A TOTAL OF 3,738 SQUARE FEET, WHICH IS WITHIN THE MAXIMUM OF 4,100 SQUARE FEET PER THE PRESERVATION ORDINANCE.

THE BUILDING HEIGHT OF 25 FOOT 6 IS WITHIN THE MAXIMUM ALLOWED.

THE LOT SIZE IS 8,247 SQUARE FEET, AND THE BUILDING COVERAGE IS 40%, THE MAXIMUM COVERAGE ALLOWED BY THE ORDINANCE.

STAFF IS RECOMMENDING APPROVAL OF THIS.

NOW, I'M GOING TO JUST GO THROUGH THE ELEVATIONS REAL QUICKLY.

HERE'S THE FRONT AND REAR ELEVATIONS.

KEEP IN MIND THAT THE TWO-STORY ADDITION IS SET PRETTY FAR BACK INTO THE LOT.

EVEN THIS IS A LITTLE DECEPTIVE WHEN YOU LOOK AT THE FRONT ELEVATION HERE BECAUSE IT'S SET WAY BACK.

THEN ON THE REAR ELEVATION, YOU CAN SEE THE STAIRWAY RAILING GOING DOWN TO THE LOWER LEVEL.

THEN THE TWO SIDE VIEWS, THE PROPOSED EAST ELEVATION, HOW IT WOULD LOOK.

YOU CAN SEE CLEARLY THE ORIGINAL HOUSE WITH ITS ROOF LINE AND THEN THE SMALL LINK IN BETWEEN THAT AND THE NEW STORY AND A HALF ADDITION WITH BASEMENT AND YOU CAN SEE IT FROM TWO SIDES.

ONE FEATURE I THINK IS VERY ATTRACTIVE IS THE BANK OF WINDOWS ON THE SECOND FLOOR ON THE WEST ELEVATION ABOVE THE STAIRCASE, IT'LL ALLOW A LOT OF LIGHT IN THERE.

VERY NICE FEATURE. ALSO, THAT LITTLE SIDE ENTRY IS A VERY GOOD IDEA.

THEN HERE'S SOME OTHER OF THE RENDERINGS.

YOU CAN SEE HOW NICELY THIS WILL READ AND APPEAR WITH THE EXPOSED RAFTER TAILS ON THE OLD BUILDING AND THE NEW BUILDING.

THAT REALLY GOES A LONG WAY TO TYING IT IN BECAUSE IT'S A LOT OF FINE DETAIL WORK.

THEN THE OLD PERGOLA OUT BACK.

THEN WE PUT IN YOUR PACKET THE CUT SHEET FOR THE TYPE OF WINDOWS THAT ARE USED, AND THESE WERE USED IN THE HOUSE ACROSS THE STREET, THE WITHAM RESIDENCE AT 319 EAST COLLEGE STREET.

I'M A PRINCIPAL OF ARCHITEXAS, ARCHITECTURE FIRM IN DALLAS, AUSTIN, AND NOW SAN ANTONIO.

I'M IN THE SAN ANTONIO OFFICE AT 417 8TH STREET IN SAN ANTONIO, TEXAS.

IT'S GREAT TO BE BACK IN GRAPEVINE.

WE'VE ENJOYED WORKING WITH MARK AND KIM ON THE ADDITION.

GENERALLY SPEAKING, WE TOOK A VERY SIMILAR APPROACH TO THE ADDITION THAT WE DID ACROSS THE STREET AT 319 FOR THE WITHAMS. OUR GOAL REALLY WAS TO RESPECT THE FOOTPRINT AND MASS OF THE ORIGINAL HOME, AND THAT THE ADDITION WOULD STAND SEPARATED BY THIS LINK, A SMALLER LINK THAT ALLOWED THE FOUR CORNERS OF THE ORIGINAL STRUCTURE TO READ AND SET THE ADDITION FAR ENOUGH BACK WHERE IT REALLY IS NOT VISIBLE OR IMPOSING FROM THE RIGHT OF WAY FROM THE STREET.

THE ARCHITECTURE OF THE ADDITION, WE REALLY LOOKED TO THE REFERENCES OF THE ORIGINAL BUILDING AND ARE EVOKING ESSENTIALLY SOME OF THE MASSING AND IDEAS OF AN AIRPLANE BUNGALOW, WHICH FALLS WITHIN THE CRAFTSMAN STYLE OF THE ORIGINAL HOUSE.

THE MATERIALITY OF THE BUILDING, WE WILL BE USING THE SAME 117 NOVELTY SIGHTING THAT'S ON THE ORIGINAL STRUCTURE FOR THE MAJORITY OF THE ADDITION.

AT THE SECOND FLOOR, THERE'S A BELT COURSE, IF YOU WILL.

ABOVE THAT WOULD BE WHAT WE CONSIDERED A NICKEL GAP, KIND OF A SMOOTH SIDING WITH A GAP BETWEEN IT TO BREAK THE MASS OF THE OVERALL BUILDING DOWN, SO IT'S NOT ONE UNIFORM MATERIAL ALL THE WAY UP.

AS DAVID MENTIONED, WE WILL BE USING AN OPEN RAFTER TAIL LIKE THE ORIGINAL TO MATCH THE DETAILING OF THAT.

THE LINKAGE TO THE GARAGE AND KNITTING ALL OF THAT TOGETHER IS A TRELLIS WHICH IS EVOCATIVE OF THE TRELLIS WHICH IS AT THE FRONT OF THE BUILDING.

IT'S GOING TO BE A UNIQUE HOUSE WHERE IN THE ORIGINAL PHOTOS YOU SEE THAT IT DOES HAVE THE GABLE FRONT PORCH, BUT THEN THERE'S ALSO A SECTION OF THAT FRONT PORCH OVER WHAT IS A BEDROOM WINDOW NOW THAT HAS A TRELLIS.

IT'S A NICE DETAIL.

WE'RE REFERENCING THAT DETAIL TO LINK BACK TO THE ORIGINAL GARAGE.

THE ORIGINAL GARAGE WILL REMAIN IN ITS CURRENT LOCATION.

WE ARE LOOKING AT A MODIFICATION OF THAT INTERIOR TO ADD A BATHROOM AND WE ARE PROPOSING OVERHEAD DOOR.

THE GARAGE WE ARE PROPOSING IN PLAN,

AS FAR AS A MODIFICATION TO THAT GARAGE STRUCTURE, ON THE EAST END OF THAT, WE'D BE CONSTRUCTING ANOTHER TRELLIS AND PATIO AND ARE PROPOSING THAT THERE IS A SINGLE HUNG WINDOW IN THAT ELEVATION, BUT WE ARE PROPOSING PUTTING IN AN OVERHEAD DOOR WHICH WOULDN'T BE VISIBLE AT ALL FROM ANY OF THE RIGHT OF WAY SO THAT THAT SPACE CAN BE OPENED UP TO THE PATIO AND JUST CREATE A NICE INDOOR, OUTDOOR EXPERIENCE.

AS FAR ANY MODIFICATIONS TO THE EXISTING, THERE ARE TWO AREAS WHERE WE ARE REQUESTING A MODIFICATION OF THE EXISTING WINDOW OPENINGS.

ON THE EAST SIDE, THE TOP ELEVATION AT THE REAR OF THE EXISTING ARE THREE GANGED HUNG WINDOWS, WE ARE REQUESTING NEW WINDOWS IN THAT SAME OPENING SO WE CAN RAISE THE SILL OF THOSE WINDOWS BECAUSE WE WANT TO PUT THE KITCHEN IN THAT AREA.

THE EXISTING WINDOW SILLS ARE AT TWO FEET ABOVE FINISHED FLOOR, AND WE CAN'T PUT A KITCHEN COUNTER IN FRONT OF THAT, SO THE NEW WINDOWS WOULD BE IN THE SAME DIMENSION WIDTH IN THE SAME OPENING, BUT WE WOULD BE RAISING THE SILL IN THAT LOCATION.

THE OTHER MODIFICATION IS ON THE WEST FACADE.

AGAIN, AT THE REAR OF THE EXISTING PORTION WHERE THE NOTATION IS, THERE'S AN EXISTING SMALL KITCHEN WINDOW THERE.

NOW IT'S A SMALL HUNG WINDOW WITH A RAISED SILL.

AT THE TOP OF THAT PLAN WHERE IT SAYS DEN/BAR, THERE'S AN EXISTING SET OF WINDOWS THAT WE WANT TO MIRROR OVER THE CENTER LINE OF THAT ROOM TO CREATE SOME SYMMETRY IN THE WALL.

AGAIN, IT'S WITHIN THE REAR 50% OF THAT SITE ELEVATION.

BECAUSE IT'S BEHIND THE PROJECTION OF THE LIVING ROOM, THE EXISTING LIVING AREA WITH THE FIREPLACE, WE DON'T THINK THAT IT WILL BE REALLY VISIBLE OR APPARENT FROM THE RIGHT OF WAY.

LET ME GO BACK TO THE HISTORIC PHOTO THAT WE STARTED WITH.

YOU'LL SEE IN THIS HISTORIC PHOTO THAT THE FRONT WINDOWS OF THE BUILDING APPEARED TO ORIGINALLY HAVE DIVIDED LIGHTS IN THE UPPER SASH, EITHER A 2/1 OR A 3/1.

IN THE FRONT FACADE WE WANT TO REPLACE THE WINDOWS THAT ARE THERE NOW AND REPLICATE THIS HISTORIC LIGHT PATTERN.

THE REST OF THE WINDOWS WOULD REMAIN 1/1, BUT WE WANTED TO REPLICATE THIS HISTORIC LIGHT PATTERN THAT WE SEE IN THE WINDOW HERE.

THE FRONT WINDOWS OF THE BUILDING WOULD BE REPLACED TO MATCH THOSE.

YOU CAN ALSO SEE IT IN THIS ELEVATION, THAT TRELLIS, IT'S TO THE EAST SIDE OF THE PORCH, WHICH EXISTS TODAY.

THE HISTORIC STRUCTURE, WE ARE GOING TO BE RESTORING THE SIDING.

THE SIDING IN GENERAL IS IN FAIR CONDITION.

THERE ARE TYPICAL SIGNS OF ROT, BUT WE WOULD BE REPLACING IT IN THE AREAS THAT IT NEEDS TO BE REPLACED.

THERE ARE SOME TRIM PIECES AS WELL THAT NEED TO BE REPLACED, AND GENERALLY BE A RESTORATION OF THE EXTERIOR SIDING, REPLACEMENT OF THOSE WINDOWS.

THE ROOF ACTUALLY IS IN GOOD CONDITION, IT'S JUST A FEW YEARS OLD.
