THIS IS THE FIRST BAPTIST CHURCH OF GRAPEVINE TO INSTALL WAYFINDING SIGNS ON THEIR PROPERTY.

AND ABOUT A YEAR AGO THEY CAME WITH A PROPOSAL TO PUT SOME PERMANENT SIGNAGE OUT THERE AND THE DESIGN OF IT WE QUESTIONED AND THEY WORKED WITH US AND THEY CAME UP WITH A NEW DESIGN. SO THIS IS A NEW DESIGN WHICH FITS IN VERY NICELY WITH ALL THEIR OTHER SIGNS.

AND ON USE THESE BE USED ON A PROPERTY.

THIS IS JUST CHANGING THE COLOR SCHEME OF THIS PARTICULAR HOUSE.

THIS IS THE RYAN AND SUMMER TATE HOUSE WHERE THEY'RE PUTTING UP NEW BOARD PRIVACY FENCE AND A DRIVEWAY GATE.

THIS IS RONNIE PAK AND MR. GREEN. THE HOUSE THAT HAS BEEN REDONE, IT'S NOW PAINTED LIKE A DARK BLUE.

AND THIS IS FOR THE ROOF AND OTHER DETAILS ABOUT THE HOUSE.

THEN WE HAVE 23, 64, 312 WEST WALL STREET.

THIS IS A PROPERTY THAT IS FAMILIAR TO SEAN BECAUSE HE USED TO OWN THIS PROPERTY AND THEY'VE PUT A PICKET FENCE ALL THE WAY AROUND THE ENTIRE PROPERTY. BUT IT ACTUALLY LOOKS QUITE GOOD.

THIS IS THE HOUSE THAT LARRY MARSHALL BUILT FOR HIMSELF THAT WAS SOLD AND THE FOLKS WERE REPLACING THE EXISTING FENCE AND GATES THERE.

IT'S REBUILDING IT WITH A DIFFERENT FENCE.

CA 2364 IS FOR 301 EAST TEXAS STREET.

AGAIN, THIS IS FIRST BAPTIST CHURCH.

THIS IS TO PUT TEMPORARY BANNERS OUT FOR THE FOR THE FALL FESTIVAL, WHICH CORRESPONDED A GREAT FEST.

OKAY. THIS IS FOR THE PROPERTY AT 305 SMITH STREET, WHICH IS THE 1914 HISTORIC KOONTZ SIMMONS HOUSE AS HO 1005. THIS IS ALSO THE HOUSE WHERE ERIC AND CINDY EICHER LIVED FOR A NUMBER OF YEARS, AND THEY DID MOST OF THE RESTORATION ON THE HOUSE AND THE OLD GARAGE BARN THAT WAS IN THE BACK.

SO THE BACKGROUND ON THIS IS THAT THIS CA WAS TURNED IN ON JULY 24TH.

FINAL VERSION FROM MARTIN GUTHRIE, THE NEW OWNER OF THE PROPERTY.

AND WHAT HE'S WANTING TO DO IS TO ADD THE 200 SQUARE FOOT STORAGE BUILDING THAT'S ALLOWED BY THE PRESERVATION ORDINANCE ONTO THIS PROPERTY, AND HE WOULD LIKE TO ATTACH IT TO THE GARAGE.

SO THERE'S AN EXISTING GARAGE THERE.

AND I'M GIVING YOU A LITTLE BACKGROUND ON THE HOW THIS WAS BEFORE THE ORIGINAL GARAGE OR BARN THAT WAS BACK THERE.

YOU SEE ON THIS IMAGE HERE, ALONG WITH THE HOUSE, WE'RE CONTRIBUTING RESOURCES TO THE OUR ORIGINAL TOWN NATIONAL REGISTER HISTORIC DISTRICT.

SO THERE'S DOCUMENTATION OF HOW IT LOOKED ORIGINALLY.

AND BACK IN 2009, WE WORKED WITH THE EICHERS AND THEY REBUILT THE STRUCTURE.

AS YOU SEE IT. THEY'RE PAINTED GRAY WITH WHITE TRIM AND ORIGINALLY IT DID HAVE SLIDING DOORS ON IT.

BUT LATER ON, AFTER THEY WERE THERE FOR A WHILE, THEY ASKED TO HAVE A REGULAR GARAGE DOOR PUT IN, WHICH THEY LATER PUT IN.

WE APPROVED THAT, STAFF APPROVED.

SO THAT'S HOW THE BUILDING LOOKS.

AND THEN THAT'S ITS LOCATION IN THE REAR YARD OF THE HOUSE.

SO HERE'S A SITE PLAN OF THE PROPERTY.

YOU CAN SEE THE LOCATION OF THE GARAGE.

AND THEN HERE'S THE LOCATION FOR THE NEW ADDITION AT THE FAR BACK OF THE GARAGE.

WHEN THIS WAS ORIGINALLY PROPOSED BY THE PROPERTY OWNER, MR. GUTHRIE, IT WAS GOING TO BE MUCH LARGER.

SO I EXPLAINED TO HIM HOW OUR ORDINANCE ALLOWS LIKE 500 SQUARE FOOT GARAGE, 200 SQUARE FOOT STORAGE BUILDING AND WORKED WITH THEM ABOUT

THAT IS THE DESIRE AND WHAT IS REQUIRED IN OUR ORDINANCE.

SO HE HE PULLED BACK ON THE SIZE OF IT TO SOMETHING THAT FITS OUR ORDINANCE.

SO THIS IS HOW IT WOULD BE LAID OUT.

THIS IS ORIGINAL PLANS OF THE PROPERTY THE WAY IT WAS.

AND THEN HERE ON THIS DRAWING, YOU CAN SEE IT BUMPED OUT TO THE REAR, THE 200FT².

THE PURPOSES OF THIS IS THAT IT WOULD BE A WORKSHOP FOR HIM.

I THINK HE HAS WOODWORKING TOOLS AND HE WOULD LIKE TO HAVE THAT OPEN DIRECTLY INTO THE GARAGE SO HE CAN JUST KIND OF FLOW THROUGH THERE LIKE THAT.

AND ALSO, THIS GARAGE ALREADY HAS A LITTLE ACCESS DOOR THAT GOES OUT TO THE BACKYARD SO HE CAN STILL GO THROUGH THAT AREA, THESE PLANS AND MOVE TO THE ELEVATIONS.

IT HAS THAT BEAUTIFUL PICKET FENCE.

AND THEN THERE'S A DRAWING THAT WAS PREPARED SHOWING HOW THE GARAGE IS RIGHT NOW.

AND THEN THE ONE BELOW THAT SHOWS WHERE THE ADDITION WOULD OCCUR OUT TO THE REAR.

SO YOU'D SEE IT, BUT IT'S REALLY RECEDES.

WHAT'S NICE IS IT STEPS BACK.

SO YOU ALMOST WOULD NOT EVEN KNOW IT'S THERE.

IT'S IN VERY NICELY.

VERY NICE DRAWINGS WERE DONE BY THE AUSTIN FLEMING OF THE EXURB STUDIO WHERE YOU CAN SEE THE PROPERTY AND THEN IT'S HOW IT WOULD BE IMPACTED, THESE DRAWINGS HERE.

AND THEN HERE'S JUST A DRAWING OF THE GARAGE WITH THE THIS, THE WORKSHOP ATTACHED.

SO STAFF REVIEW OF THE SECRETARY OF INTERIOR'S STANDARDS FOR HISTORIC STRUCTURES, WHICH WE LOOK AT WHEN WE'RE LOOKING AT THE ORIGINAL TOWN NATIONAL REGISTER DISTRICT. THIS WOULD BE IN COMPLIANCE WITH THAT AND THEN IT'S IN COMPLIANCE WITH OUR OUR OWN GUIDELINES FOR HISTORIC PROPERTY IN THE TOWNSHIP. SO THE PRESERVATION OFFICER BUILDING OFFICIAL AND DIRECTOR OF THE GRAPEVINE CONVENTION AND VISITORS BUREAU RECOMMEND A VARIANCE BE APPROVED TO COMBINE THE 200 SQUARE FOOT MAXIMUM SQUARE FOOT STORAGE BUILDING PROVIDED BY THE ORDINANCE WITH THE 500 SQUARE FOOT EXISTING, WHICH IS THE MAXIMUM OF THE GARAGE TO CREATE A 700 SQUARE FOOT STRUCTURE, ALL THE EXTERIOR MATERIALS WOULD BE BOARD AND BATTEN AS YOU AS IT ALREADY IS RIGHT NOW, WOULD TRIM THE METAL ROOF AND THEY WOULD PUT THE METAL CRESTING ON THE ROOF UP.

AN IMPORTANT PART OF THIS IS HOW IT DROPS DOWN.

SO YOU CAN STILL SEE THE ORIGINAL STRUCTURE.

SO IT'S NOT LIKE THE STRUCTURE JUST GOT EXTENDED WITHOUT YOU BEING ABLE TO TELL WHERE IT IS.

SO BACK ON THE ANALYSIS OF THIS, THE TOTAL LIVING AREA OF THE OF THE HOUSE, SEE THE HOUSE, THE WHOLE PROPERTY, THE MOMENT BACK HERE.

BACK AT THE SITE.

THE HOUSE IS 2470FT².

THE DETACHED TWO CAR GARAGE, A 500 PLUS THE PROPOSED 200 FOOT WORKSHOP WOULD BRING IT TO 700FT².

THE TOTAL SIZE OF THE HOUSE, LIVING AREA AND GARAGE BUILDING ALL ADDED TOGETHER TO BE ON THE GROUND PLANE IS 3170, WHICH IS WITHIN THE 4100FT² ALLOWED BY THE PRESERVATION ORDINANCE.

THE LOT SIZE IS 12,392FT² AND THE PROPOSED BUILDING COVERAGE IS 17.7%, WITH THE MAXIMUM BEING 40%. THE BUILDING HEIGHT IS I HAVE IN HERE 12FT, BUT IT'S 14FT.

I FOUND THAT OUT LATER FOR SURE.

SO STAFF IS RECOMMENDING APPROVAL OF THIS PROPOSAL AS PRESENTED.
