THE BACKGROUND ON THIS IS THAT THIS CA 2339 WAS SUBMITTED BACK IN JUNE BY THE OWNER, DON BOSCO, FOR THE CONSTRUCTION OF A NEW ONE STORY HOUSE WITH A DETACHED GARAGE ON THE VACANT LOT THAT'S LOCATED IN THE BOX EDITION HISTORIC DISTRICT.

HERE'S AN AERIAL VIEW OF THAT LOT.

AND THEN HERE'S LIKE IN THE WINTER TIME, ANOTHER VIEW.

YOU CAN SEE THAT THIS ONE VACANT LOT HAS REMAINED VACANT ALL THESE YEARS FROM THE FOUNDING OF THE BOX EDITION IN 1948, AND IT WAS OWNED BY THE HOUSE IMMEDIATELY TO THE RIGHT OF THIS ONE.

FOR MANY YEARS, HELEN JEAN LUCAS REED ALSO OWNED IT IN THE BEGINNING AND DID NOT USE IT.

AND I THINK AT THAT TIME THIS NEIGHBORING PROPERTY PURCHASED THAT LOT AND IT'S JUST BEEN HELD ALL THESE YEARS.

SO DON BOSCO PURCHASED IT SOME YEARS BACK AND HAD ANOTHER SET OF PLANS DRAWN.

BUT AT THAT TIME, THEY WERE UNAWARE THAT THEY WOULD HAVE TO FOLLOW THE SETBACKS THAT YOU SEE THERE, THE SETBACKS FROM THE FOR ALL THE HOUSES ALONG THERE ARE BETWEEN 50 AND 60FT BACK FROM THE STREET.

SO THIS NEW PLAN THAT THEY HAVE WORKED OUT THAT MEETS THEIR NEEDS DOES FALL BEHIND THAT SETBACK LINE.

SO THIS HOUSE WILL NOW BE IN LINE WITH OTHER HOMES.

SO THE PROPOSED PLANS WERE DEVELOPED BY THE ARCHITECT, RUSSELL MORAN, FOLLOWING THE REQUIREMENTS OF THE 2013-23 PRESERVATION ORDINANCE AND THE GUIDELINES THAT WERE ESTABLISHED FOR DE BOX EDITION HISTORIC DISTRICT.

THE HOUSE FEATURES TRADITIONAL STYLING WITH A BRICK VENEER EXTERIOR, A HIP ROOF THAT WOULD HELP BLEND WITH THIS PART OF THE BLOCK ON EAST WOOD STREET, THE HOUSE HAS A LARGE LIVING AND DINING SPACE WITH ADJOINING KITCHEN.

THERE ARE THREE BEDROOMS AND TWO AND A HALF BATHS.

THE HOUSE CONTAINS 3356FT² OF LIVING AREA, WHICH IS IN THE MAXIMUM OF 3400 ALLOWED BY THE PRESERVATION ORDINANCE.

THE THIS HOUSE WOULD HAVE A COVERED FRONT PORCH OF 139FT² AND A COVERED REAR PATIO OF 285FT².

WHEN THESE DO NOT COUNT IN THAT MAXIMUM SQUARE FOOTAGE OF THE PRESERVATION ORDINANCE, HERE IS A VIEW OF THE HOUSE TO THE LEFT AND THE RIGHT OF THAT

THIS IS THE FLOOR PLAN OF THE HOUSE.

SO IT'S A MODERN FLOOR PLAN WHERE THERE'S A LARGE LIVING DINING AREA AND KITCHEN AND THEN THE BEDROOMS ARE KIND OF ON THE WHICH WOULD BE ON THE WEST SIDE OF THE HOUSE.

AND THEN THERE'S TWO PROJECTING ROOM SPACES IN THE FRONT AND THE RECESSED PORCH ON THE FRONT AND THEN A RECESSED COVERED PATIO IN THE REAR.

THIS IS THE ROOF PLAN.

AND THEN HERE ARE ELEVATIONS ON TOP.

THAT'S THE FRONT VIEW.

AND THEN THE REAR, THE REAR VIEW AND SIDE VIEWS.

THERE IS A SIDE DOORWAY ALONG THE DRIVEWAY TO ALLOW THEY COULD DROP OFF GROCERIES AND THINGS FOR THE KITCHEN OR DROP OFF THINGS TO GO INSIDE THE HOUSE RIGHT THERE.

SEE THEN HERE'S THE IN THE REAR.

THERE'S A TWO CAR GARAGE WITH STORAGE AREA ABOVE, AND THEN THEY'RE ASKING FOR A VARIANCE TO CONNECT THE 200 SQUARE FOOT STORAGE SPACE ONTO THE BACK OF THE GARAGE.

SO THIS LOT IS 15,040FT².

AND SO THEY'RE ASKING FOR THE VARIANCE TO DEVELOP THE 740 SQUARE FOOT DETACHED GARAGE, WHICH WOULD IT'S LOCATED IN THE REAR OF THE PROPERTY, AS YOU SEE HERE BEHIND THE HOUSE.

SO YOU REALLY WOULD NOT SEE THIS WHEN YOU DRIVE DOWN THE STREET BECAUSE IT'S BEHIND THE HOUSE.

IT REQUIRES THE VARIANCE TO BE GRANTED BY THE COMMISSION TO COMBINE THE 500FT² THAT'S AVAILABLE THROUGH THE PRESERVATION ORDINANCE FOR THE GARAGE, 200FT² OF STORAGE BUILDING THAT'S ALLOWED FOR THE PROPERTY, COMBINING THOSE TOGETHER AND THEN 40FT² OF THE LIVING AREA THAT'S NOT BEING USED IN THE HOUSE.

AND THE TOTAL SQUARE FOOTAGE OF THE HOUSE LIVING AREA AND GARAGE WORKSHOP TOTALS 4090FT², WHICH IS WITHIN THE MAXIMUM OF 4100FT² ALLOWED BY THE PRESERVATION ORDINANCE.

THE BUILDING HEIGHT WOULD BE 23FT AND THE LOT COVERAGE 30% AND THE MAXIMUM IS 40%.

SO THAT WILL ACTUALLY ALLOW LIGHT INTO FROM THE NORTH SIDE INTO THAT LARGE SPACE INSIDE.

THESE ARE GOING TO BE MORE LIKE CLERESTORY WINDOWS.

THEY'RE THEY'RE LIKE THEY'RE LIKE DORMERS.

I MEAN, THEY'RE LIKE DORMER WINDOWS.

THEY'RE GOING TO BE PROJECT OUT OF THE TOP OF THE ROOF.
