AND THIS IS THE ORIGINAL GRAPEVINE FIRST NATIONAL BANK BUILDING FROM 1970, WHICH IS NOW HOUSES WELLS FARGO IS OWNED BY WELLS FARGO BANK.

AND THIS WAS FOR INSTALLING SOME SIGNAGE ON THE EXTERIOR OF THE ORIGINAL BUILDING.

THEN WE HAVE CA 2343.

THIS IS FOR 309 SOUTH MAIN STREET.

THIS IS NAPOLI'S ITALIAN KITCHEN AND MARKET BUILDING.

IT'S FOR EXTERIOR PAINTING, PARTICULARLY IN THIS CASE, PARTICULARLY ON THE BACKSIDE OF THE BUILDING.

IF YOU DRIVE BY THERE NOW, YOU'LL NOTICE IT LOOKS VERY MUCH NICER AND VERY MUCH IMPROVED.

MAINLY REPAIR WORK AND REPLACING WOOD AND DOORS AND THINGS THAT NEEDED MAINTENANCE.

THE LAST ONE IS ONCE AGAIN 312 WEST WALL STREET AT CA 2346.

AND THIS WAS FOR INSTALLATION OF A CONCRETE DRIVEWAY AT THAT PROPERTY, WHICH IS IN THE WEST WALL HISTORIC DISTRICT, AND ALSO GUTTERS FOR THE HOUSE.

THAT COMPLETES THE STAFF APPROVED CAS FOR THIS.

AND IT WOULD HAVE SIDING AND ROOFING TO MATCH THE ORIGINAL HOUSE.

AND ALSO A SECOND ITEM ON THERE ON THE FRONT OF THE HOUSE USING BRICK THAT WAS SALVAGED FROM CONSTRUCTION WORK ON THE REAR OF THE HOUSE TO CONSTRUCT A SMALL WALL THAT WOULD SCREEN THE GARBAGE CANS THAT ARE PUT OUT TO THE STREET.

AND SO STAFF IS RECOMMENDING APPROVAL OF THIS AS PER THE ATTACHED PLANS WITH THE CONDITIONS OF BUILDING PERMIT BE OBTAINED FROM THE BUILDING SERVICES DEPARTMENT. SO THE BACKGROUND ON THIS IS GET THE PICTURES HERE, HERE, HERE WE GO.

ON JANUARY 4TH, 2023, THIS WAS SUBMITTED BY THE OWNER, JAMES GRAVATT, TO CONSTRUCT A NEW 352 SQUARE FOOT ADDITION TO THE REAR OF THE GARAGE AT THIS HOUSE.

SO YOU CAN SEE THE GARAGE THERE IN THE PHOTO TO THE TO THE THERE BEFORE YOU.

THE HOUSE WAS ACTUALLY BUILT IN 1953 FOR GRAPEVINE RESIDENT MUNGER CARNAHAN, AND HE SERVED AS A MAYOR OF GRAPEVINE FOR A PERIOD OF TIME. DRAWINGS SUBMITTED WITH THE APPLICATION BACK IN JANUARY WERE INCOMPLETE AND WERE MISSING.

SEVERAL OF THE ORDINANCE REQUIRED DRAWINGS THAT THIS WAS BROUGHT TO THE ATTENTION OF THE OWNER BY STAFF.

AND THEY WE INFORMED THE OWNER AT THAT TIME THAT THESE REQUIREMENTS WERE NECESSARY TO BE FILLED SO WE COULD BRING THE CASE BEFORE YOU TO LOOK AT SO IN WHAT WAS NEEDED TO MAKE IT COMPLETE.

SO HERE IS A SITE PLAN OF THE ORIGINAL HOUSE.

AND THEN HERE'S SOME OTHER VIEWS.

THE HOUSE TO THE LEFT AND THE RIGHT, AND HERE'S SORT OF THE BEFORE AND AFTER.

SO UNFORTUNATELY, THE OWNER NEVER SUBMITTED THE REQUIRED DRAWINGS TO HISTORIC PRESERVATION DEPARTMENT.

THE OWNER WENT AHEAD AND CONSTRUCTED THE 352 SQUARE FOOT ADDITION TO THE REAR OF THE HOUSE WITHOUT FIRST OBTAINING A CERTIFICATE OF APPROPRIATENESS APPROVAL OR OBTAINING A BUILDING PERMIT FROM THE BUILDING DEPARTMENT.

ON JUNE 2ND, 2023, HISTORIC PRESERVATION STAFF NOTICED THE ADDITION HAD BEEN CONSTRUCTED AS A NEW ADDITION IS VISIBLE ON THE WEST SIDE OF THE HOUSE.

WHEN VIEWED FROM EAST TEXAS STREET.

THE SIZE OF THE ADDITION WAS CONFIRMED WITH A GIS AERIAL VIEW.

ON JUNE 7TH, 2023, THE OWNER WAS SERVED A NOTICE OF VIOLATION BY THE CITY OF GRAPEVINE CODE ENFORCEMENT DIVISION.

ON JUNE 27TH.

THE OWNER CAME FORTH AND DID SUBMIT THE REQUIRED PLANS TO HISTORIC PRESERVATION DEPARTMENT AND THE CASE WAS THEN SCHEDULED FOR THIS MEETING.

THE NEW ADDITION IS A WOOD FRAME STRUCTURE SHEATHED IN 105 WOOD SIDING, MATCHING THE ORIGINAL SIDING OF THE HOUSE.

HERE'S A PLAN WHERE YOU CAN SEE THE AREA.

THE CROSS-HATCHED AREA WAS THE EXISTING HOUSE AND THEN THE AREA WHERE IT'S NOT CROSSHATCH.

THAT'S THE NEW EXTENSION TO THE GARAGE.

SO BASICALLY THE GARAGE HAS JUST BEEN EXTENDED OUT.

THEN THERE'S A GARAGE DOOR ON THE BACK AND THIS IS THE PLAN THAT WAS GIVEN TO US INITIALLY IN JANUARY, BUT WE DIDN'T HAVE THE WHOLE SET OF PLANS THAT WE NEEDED TO BRING IT FORWARD TO YOU.

THE ROOF TAPERS.

LET'S SEE. I THINK I HAVE A SIDE VIEW HERE, BUT HERE WE GO ON THE THE THE DRAWING ON THE BOTTOM SHOWS HOW THE ROOF HAS BEEN MADE TO TAPER OUT TO THE EXTENT OF THE NEW ADDITIONS IN THE BACK.

AND THERE'S A SINGLE CAR GARAGE DOOR OPENING TO THE BACK YARD.

THE LIVING AREA OF THE EXISTING HOUSE AND AN ATTACHED GARAGE IN THE PREVIOUS EDITIONS THAT HAD BEEN MADE TO THE HOUSE IN THE PAST TOTALED 2611FT². SO TOGETHER WITH THE NEW 352 SQUARE FOOT GARAGE ADDITION, THIS TOTALS 2963FT², WHICH IS WITHIN THE MAXIMUM SQUARE FOOTAGE OF 3400FT² ALLOWED BY THE PRESERVATION ORDINANCE.

THE LOT SIZE IS 15,282FT², IN THE LOT COVERAGE IS 19%.

THE BUILDING HEIGHT OF THE NEW ADDITION IS 14FT.

SO EVERYTHING THAT WAS DONE HERE, HAD IT BEEN BROUGHT FORWARD ORIGINALLY, WOULD BE RECOMMENDED FOR APPROVAL, JUST AS IT IS RIGHT NOW.

SO UNFORTUNATELY, IT JUST WASN'T BROUGHT FORWARD.

SO WE DO NEED TO SEEK TO RENDER APPROVAL OF THE COMMISSION NEEDS TO RECOMMENDED TO APPROVE THIS BECAUSE THERE'S NO REASON NOT

BUT WE THE OWNER, WILL NEED THE APPROVAL OF THE HISTORIC PRESERVATION COMMISSION SO THAT HE CAN MOVE FORWARD WITH THIS.

SO IT HAS SO IN THIS PLAN HERE, YOU CAN SEE IT STILL HAS A VERY LARGE BACKYARD AREA.

SO IT'S BUILT TEN FEET FROM THE HAS A SIDE YARD OF TEN FEET.

BUT THERE'S MORE LAND OUT THERE BEYOND THAT FOR THE RIGHT OF WAY FOR THE STREET.

AND THE STREET IS NOT GOING TO BE CHANGED IN WIDTH.

SO IT HAS QUITE A BIT OF LAND ALL AROUND IT.

AND THAT HAVING THAT SORT OF SOLID WALL ON THERE CREATES A LOT OF NICE INTERNAL SPACE FOR THAT HOUSE AND GREEN SPACE. SO IT HAS IT'S ONLY 32% LOT COVERAGE, WHICH IS WAY LOWER THAN MANY OF OUR PROJECTS THAT ARE COMING FORWARD. SO IT TURNS INTO, AS YOU CAN SEE, IF YOU LOOK AT THIS PLAN, THAT PARTICULAR ARCHITECT'S GOOD AT ARRANGING INDIVIDUAL SPACES.

HE'S PARTICULARLY GOOD AT PLANNING SPACES BASED ON WHAT THEIR CLIENT NEED IS.

BUT THESE SPACES ARE SO GOOD BECAUSE THEY'RE PROJECTING OUT SO YOU CAN READ WHAT SPACES ARE, WHICH THINGS THEY ARE FROM THE OUTSIDE.

LIKE YOU SEE THE KITCHEN AREA, YOU CAN SEE THE FAMILY ROOM WITH THE PORCH AND YOU CAN SEE THE DRAWING THAT YOU'VE GOT IN THERE THAT SHOWS THE OUTLINE OF THE ORIGINAL HOUSE I THINK IS A REALLY A NEAT LOOK THAT SPEAKS TO THE POINT IS BECAUSE YOU CAN TRULY TELL HOW MUCH IS BEING ADDED THERE. YEAH. FROM A POINT OF REFERENCE, IT'S IT EXTENDS OUT TO THE IS AT THE TO THE SETBACK.

YEAH. AND THAT'S ABOUT 15FT.

YEAH. I THINK THEY GAINED ABOUT FROM WHERE IT WAS ABOUT 15 MORE FEET.

YEAH. WHICH IS A LOT BUT IT'S, I MEAN IT'S A LOT OF INTERIOR SPACE.

YEAH. ALMOST LOOKS LIKE IT COULD BE DIVIDED INTO TWO LOTS.

YEAH. IT'S A LARGER LOT.

YEAH. THAT'S HOW I SAW IT TOO.

IT'S JUST SUCH A BIG NEAT LOT THE LENGTH OF THE HOUSE.

LIKE IF YOU LOOK AT THIS PLAN RIGHT HERE, THAT WOULD BE APPROXIMATE THE LENGTH, LIKE ACROSS THE STREET AT THE POWERS RESIDENT ABOUT THE SAME LENGTH.

SO WHEN YOU DRIVE DOWN THE STREET, I THINK THE LENGTHS ARE GOING TO LOOK LOOK GOOD.

AND I LIKE THIS BECAUSE IT'S MORE CRENELATED THAT'S YOU SEE THIS FAR.

CAN YOU PUT THIS UP? OKAY. YES, SIR. GO BACK TO THAT ONE MOMENT.

THERE. SO THE THE PART THAT'S BEEN ADDED IS THAT IT HAS THE ONE WINDOW TO THE LEFT OF THE ORIGINAL HOUSE, WHICH IS BASICALLY A BEDROOM.
