THIS IS THE OLD GRAPEVINE POST OFFICE THAT'S ATTACHED TO THE PROPERTY OF THE FIRST BAPTIST CHURCH THERE.

WE'VE APPROVED PLANS IN THE PAST FOR THE NEW OUTREACH CENTER THAT'S GOING ON IN THERE.

AND SO THIS WAS FOR MATERIALS FOR THEIR OUTDOOR WOODEN DECK.

THEY'RE THE CONSTRUCTION OF THE DECK IN THE BACK.

SO ALL THE MATERIALS HAVE TO BE APPROVED.

THEY WILL BE BRINGING US SOME BRICK TO MATCH THE BUILDING BRICK LATER ON FOR THE NEW BARBECUE SORT OF OUTDOOR KITCHEN FACILITY THAT GOES UNDER THE AWNING IN THE BACK THAT WAS PREVIOUSLY APPROVED.

SO THIS IS JUST A CA FOR THIS PURPOSE.

THE NEXT ONE IS CA 2334 FOR 406 SOUTH MAIN.

THIS IS THE BUILDING THAT GARY GILLIAN OWNS AND IT'S THE TEXAS GENERAL STORE.

AND THEY WERE PUTTING UP A NEW SIGN IN THEIR BACKLIT, THEIR GRANDFATHERED BACKLIT SIGN.

NO NEW BACKLIT SIGNS ARE ALLOWED IN THE DISTRICT.

BUT THAT WAS AN OLD ONE FROM THE 19 EARLY 1950S.

SO THEY'RE JUST PUTTING A NEW MATERIAL SIGN IN THERE BECAUSE IT HAD FADED OUT.

THE NEXT CA IS CA 2336 AND THIS IS FOR THE HARLEY DRAIN WHO'S BUILDING THE NEW HOUSE, LITTLE HOUSE NEXT TO THE BLUE HOUSE AND RED HOUSE ON SOUTH CHURCH STREET.

IT'S FOR HIS EXTERIOR MATERIALS THAT WILL BE USED ON THE HOUSE.

AND THEN THE LAST THING WE HAVE IS CA 2338 FOR THE BUILDING AT 150 WEST COLLEGE STREET, SUITE NUMBER 318.

IT'S GOING TO BE A CHIROPRACTIC CLINIC AND IT'S IN THE BUILDING THAT'S ATTACHED TO THE FARM STORE.

THE HOUSE IS 780 SQUARE FOOT ONE STORY MINIMAL TRADITIONAL STYLE HOUSE, AND IT WAS ASSOCIATED WITH A NUMBER OF PROMINENT GRAPEVINE FAMILIES THROUGH THE YEARS.

THE FIRST OWNER WAS L.G.

CHASTEIN, WHO PURCHASED THE LOT IN 1945 AND CONSTRUCTED THE HOUSE IN 1947 AND 48.

HIS DAUGHTER LORENE MARRIED JERRY PIRKLE, WHO WAS THE SON OF THE GRAPEVINE MAYOR WILLIS PIRKLE, WHO WAS A LONGTIME MAYOR.

THE PROPERTY IS LOCATED IN THE COLLEGE HEIGHTS EDITION OF GRAPEVINE AND THE HOUSE AND THE GARAGE ARE CONTRIBUTING STRUCTURES TO THE CITY OF GRAPEVINE'S ORIGINAL TOWN NATIONAL REGISTER HISTORIC DISTRICT.

SO ON THIS MAP RIGHT HERE, YOU CAN SEE WHERE THE RED CIRCLE IS IN THE ARROW POINTING.

THAT'S THE HOUSE AND THE GARAGE AND IT'S MARKED.

YOU SEE THE CROSSHATCHING IN IT.

FROM THE STUDY THAT WAS DONE BACK IN 1982 IS THESE ARE CONSTRUCTED CONTRIBUTING STRUCTURES TO THE LISTING OF THIS ON THE NATIONAL REGISTER.

THIS IS A POSTWAR, MINIMAL TRADITIONAL STYLE HOUSE, SYMMETRICAL IN APPEARANCE.

IT HAS A CENTRAL PROJECTING ENTRANCE PORCH GOING BACK TO THE PHOTOS.

THE GABLED ROOF FEATURES EXPOSED RAFTER TAILS.

THE HOUSE IS A CAMERON HOME, WHICH MEANS IT WAS UTILIZING PLANS AND STANDARD STANDARDIZED WOOD COMPONENT PARTS THAT CAME FROM THE CAMERON LUMBER YARD ON WHARF STREET IN GRAPEVINE, WHICH WAS A CHAIN OF LUMBER YARDS THAT WAS THROUGHOUT TEXAS.

THE HOUSE IS LOCATED IN THE CENTER OF THE LOT AND IS SET BETWEEN THREE OTHER CAMERON HOMES, ALSO CONSTRUCTED IN THE 1940S. YOU CAN SEE THEM NOT TO THE IMMEDIATE LEFT FROM THIS, BUT THE ONE FURTHER DOWN AND THEN TWO TO THE RIGHT.

THE HOUSE IS CONSTRUCTED ON A PIER AND BEAM FOUNDATION, AND IT FEATURES EXTERIOR MATERIALS THAT INCLUDE NUMBER 105 WOOD SIDING AND WOOD TRIM, WOOD WINDOWS AND WOOD DOORS.

THE WOOD WINDOWS ARE CONFIGURED IN A SIX OVER SIX GLASS WINDOW PANES.

THE ORIGINAL ONE CAR GARAGE IS TO THE REAR WITH A GABLED ROOF.

THERE'S A LITTLE DRAWING HERE, THIS VIEW OF THE HOUSE FROM THE REAR, BUT UP AT THE TOP OF THE LITTLE DRAWINGS, THAT'S A DRAWING OF THE GARAGE.

HERE'S PHOTOS IN THE GARAGE.

GARAGE FEATURES HANDMADE VERTICAL TONGUE AND GROOVE WOOD TILT UP GARAGE DOOR.

AND IT ALSO HAS OR HAD A SIDE ENTRY DOOR.

SO STAFF RECOMMENDS APPROVAL OF THIS HISTORIC OVERLAY NUMBER 2301 TO RECORD THE HISTORY OF THE PROPERTY AND TO ALLOW THE HISTORIC PRESERVATION COMMISSION TO HAVE INPUT IN THE DEVELOPMENT OF THE HOUSE AND THE PROPERTY, WHICH IS LOCATED IN THE COLLEGE HEIGHTS ADDITION.

THERE'S A SET OF PROPOSED GUIDELINES ATTACHED WITH THIS.

ANOTHER PART OF THIS, THE THE NEXT CASE THAT FOLLOWS THIS IS FOUR MAJOR ADDITIONS TO THIS HOUSE AND TO REMOVE THE EXISTING CONTRIBUTING WOOD ONE CAR GARAGE AS A CONDITION OF THAT REMOVAL FOR OUR COMMISSION IS THAT LANDMARKING OF THE PROPERTY TAKE PLACE IN ORDER TO ALLOW FOR THAT REMOVING OF THAT SIGNIFICANT STRUCTURE?

SINCE IT'S A CONTRIBUTING STRUCTURE TO OUR NATIONAL REGISTER AND ALSO THERE'S ENOUGH WOOD MATERIAL IN THERE THAT COULD BE EASILY SALVAGED TO USE FOR ANY REPAIRS ON THE ORIGINAL HOUSE.

KEEP IT, REUSE IT SO THERE'S NOT REALLY ANY KIND OF GOOD WAY TO CONVERT THAT GARAGE INTO A NEW TWO CAR GARAGE, WHICH THE FAMILY NEEDS AND IT REQUIRES FOR THEIR LIVING.

AND SO STAFF WILL BE IN SUPPORT OF REMOVAL OF THAT GARAGE WITH THE CONDITION THAT WOOD MATERIAL, EXTERIOR WOOD SIDING BE SALVAGED AND CAN BE THEN USED ON THE PROPERTY.

THE CONDITION ORIGINAL 105 WOOD SIDING BE SALVAGED FROM THE ONE CAR DETACHED GARAGE AND USED AS NEEDED IN RESTORING 105 WOOD SIDING ON THE HOUSE.

THE PROPERTY OWNERS REQUEST THE DEMOLITION OF THE EXISTING GARAGE IN ORDER TO BUILD THE LARGER SIZE TWO CAR DETACHED GARAGE FOR THEIR FAMILY.

THE EXISTING GARAGE DOES NOT LEND ITSELF TO ENLARGEMENT TO THE EXTENT THAT THEY WOULD NEED UNDER THIS REQUEST, HISTORIC PRESERVATION STAFF RECOMMENDED THE LANDMARK DESIGNATION FOR THE PROPERTY AND RECOMMEND APPROVAL OF THE DEMOLITION OF THE GARAGE WITH A CONDITION THAT 105 ORIGINAL SIDING BE SALVAGED AND USED JUST AS NEEDED FOR ANY REPAIRS THAT ARE NEEDED TO THE ORIGINAL HOUSE.

THE EXISTING HOUSE.

THIS IS A LITTLE INVENTORY OF THE SQUARE FOOTAGE IS 780FTĀ² AND THE NEW ADDITIONS ARE 1,687 SQUARE FEET.

SO THAT TOTALS 2467FTĀ² OF INDOOR LIVING AREA.

AND THIS IS WITHIN THE 3400 SQUARE FOOT MAXIMUM ALLOWED BY THE PRESERVATION ORDINANCE, THE HOUSE OF 2467FTĀ², TOGETHER WITH THE DETACHED GARAGE OF 500FTĀ².

TOTALS 2986FTĀ², WHICH IS WITHIN THE MAXIMUM OF 4100FTĀ² ALLOWED BY THE PRESERVATION ORDINANCE FOR ALL STRUCTURES ON THE LOT.

THE LOT SIZE IS 8250FTĀ² AND THE BUILDING COVERAGE IS 33.9% OF THE LOT, WHICH IS LESS THAN THE MAXIMUM ALLOWED COVERAGE OF 40%.

SO STAFF IS RECOMMENDING APPROVAL OF THIS WITH THESE CONDITIONS, AS NOTED.

AND JUST A CLARIFICATION OF YOUR CONDITIONS, ARE YOU SAYING THAT WE NEED TO SCRATCH THE CONDITION IN NUMBER THREE THAT INCLUDES THE APPROVAL OF THE PLOT PLAN AS RECEIVED FROM THE BOARD? RIGHT. THE BZA.

OKAY. SO WE'LL JUST TAKE THAT PART OUT.

WE FIXED UP THE MCMILLAN HOME, WHICH WAS A VERY PROMINENT FAMILY HERE IN GRAPEVINE FOR YEARS AND YEARS, AND SOME DIFFERENT REGULATIONS BACK THEN. SO IT IS A 3800 SQUARE FOOT HOME.

AND SO THE INTENTION WITH THIS HOUSE AND WHY WE WANT TO DO THIS IS TO GO BACK.

I'VE RETIRED SINCE A COUPLE OF YEARS AGO.

WE WANT MORE OF A LOCK AND LEAVE TYPE SITUATION AND WE JUST DON'T NEED THE ROOM AND THE AIR CONDITIONING BILLS THAT WE'RE GETTING THIS PARTICULAR MONTH.

BUT SO WE'RE GOING TO DOWNSIZE.

AND THAT'S BROUGHT ABOUT BECAUSE THERE'S A PORTE COCHERE THAT WE DON'T COUNT ON THE SQUARE FOOTAGE THAT'S NOT COUNTED IT'S KIND OF LIKE JUST A PASS THROUGH TO GO FROM THE HOUSE OVER TO THE GARAGE.

SO ONCE IT WAS ATTACHED, IT NEEDED TO THEN BECOME 25FT FROM THE REAR.

SO THAT WAS A REQUIREMENT OF THE BUILDING DEPARTMENT THAT IT BE MOVED.

SO THE RESULT IS IT'S ACTUALLY IN A BETTER POSITION IN THE LOT BECAUSE NOW YOU HAVE A BETTER BACKYARD FOR THE ENTIRE SITE AND THEN YOU STILL HAVE SIDE YARDS TOWARD THE ALLEYWAY IN THE BACK.

SO IT MOVED APPROXIMATELY 15FT TO THE TO THE SOUTH FROM WHERE IT WAS, AND IN ABOUT 15FT, ABOUT 15 BY 15, IT MOVED OVER. SO AND THEN IN THE PROCESS, IT STILL HAS THAT ORIGINAL TWO CAR FRONT ENTRY GARAGE IN THE BACK HALF OF THE LOT WITH SOME SIDE DOORS THAT COME OUT INTO THE PORTE COCHERE AND PASS THROUGH.

SO THEY WOULD USE SORT OF THE BACK PART OF THE GARAGE IN ORDER TO ALLOW LIKE USE IT SORT OF LIKE A PLAY SPACE OR A FLEX SPACE. SO IT'S NOT LIKE MORE GARAGES, IT'S STILL THE SAME GARAGE.

ET CETERA. THEY COULD PUT FRESH VEGETABLES ON IT AND THEY COULD BE, YOU KNOW, ALL THE WAY TO SAINT LOUIS IN A, YOU KNOW, BY DAYLIGHT THE NEXT DAY AND BE SOLD IN THE MARKETS AND SUCH THERE.

SO IT THAT'S WHAT CONTRIBUTED TO MAIN STREET THE SUCCESS OF MAIN STREET AND THE GROWTH OF MAIN STREET AND ALL THOSE WONDERFUL BUILDINGS TODAY THAT THAT HAVE THEIR ROOTS IN THIS, THE IDEA OF THE AGRICULTURAL PAST.

THE SILVER LINE IS GOING TO BRING IMMENSELY MORE PEOPLE INTO GRAPEVINE, AND THAT IS A REALLY SIGNIFICANT LOCATION THERE. SO WE WENT, OKAY, HOW DO WE MAKE IT WORK? AND AT FIRST WE JUST SORT OF LOOKED AT THE INTERSECTION OF THE RAILROAD AND SUCH.

AND THEN WE REALIZED THAT THAT LITTLE PLAZA OUT IN FRONT AND I'LL SHOW YOU IN A MINUTE THAT WHEN.

WHEN WE PLANTED THAT LIVE OAK TREE THERE, WE HAD NO IDEA THAT IT WOULD FIND IT'S WATER SOURCE FAIRLY SOON.

THE SECOND PIECE THAT THEY TALKED ABOUT WAS HOW CAN WE HANG ON TO THIS IDEA? BECAUSE EVEN AT THAT TIME, YOU KNOW, YOU WOULD HAVE A ONCE OR TWICE EVERY IT SEEMED LIKE ALMOST EVERY MONTH THAT ANOTHER FARM AROUND HERE WOULD GO DOWN TO BEING A HOUSING ADDITION.

SO THEY WERE DISAPPEARING RAPIDLY.

SO THEY SAID, WELL, EVEN THOSE THOSE FATHERS AND MOTHERS OF GRAPEVINE AT THAT TIME WERE WE HAVE TO DO SOMETHING TO LOOK AFTER THE FACT THAT GRAPEVINE IS AN AGRICULTURAL TOWN FIRST AND FOREMOST.

AND THEN WE GOT TO GET GRAPEVINE TURNED BACK TO WHAT IT WAS, RIGHT? THEIR IDEA IS, AND THEY DIDN'T SEE IT AS RESTORATION OR PRESERVATION AT THAT TIME.

IT WAS JUST BRING BACK GOOD OLD GRAPEVINE.

AND ANYWAY, SO WE TOOK THAT SERIOUSLY AND SO WE MADE A COMMITMENT TO BRING THEM BACK TO THE RAILROAD.

WELL, THAT TOOK A CONSIDERABLE TIME.

I DON'T THINK TOO MANY PEOPLE WERE SURE THAT WE COULD DO IT.

IT ACTUALLY TOOK FIVE PURCHASES OVER A NINE YEAR PERIOD AND THE VERY FIRST ONE WAS THE OLD MALCO LUMBERYARD.

AND THERE YOU SEE IT RIGHT THERE.

SO FROM THE FIRST COUPLE OF YEARS THAT WE GOT IT, WE PUT ARTISANS IN THERE.

WE GAVE FREE ACCOMMODATION TO ARTISANS BECAUSE WE THOUGHT, OKAY, THERE WAS NO ATTRACTIONS IN GRAPEVINE, THERE WASN'T TOO MUCH HAPPENING.

AND THE IDEA WAS, WELL, IF WE CAN GET, YOU KNOW, SOME ARTISANS HERE, WE GET SOME ART GOING, WE CAN GET MORE VISITORS AND SO ON.

AND THEN SOME OF YOU WILL REMEMBER JESS MICHAEL DANIEL.

WE DIDN'T HAVE ANY MONEY IN THOSE DAYS.

AND SO EVERY TIME AFTER A BIG RAIN, THE ARTISANS WOULD COMPLAIN AND JESS AND I WOULD GO UP ON THE ROOF OF THAT BUILDING.

AND THIS ROOF WAS PUT IN, PUT ON BY THE BUILDERS AND THE CARPENTERS IN GRAPEVINE DONATING THEIR TIME.

AND SO THAT BROUGHT US TO THIS.

SO WE PUT THAT ON TOP OF THAT.

THAT'S THAT LITTLE BUILDING YOU JUST LOOKED AT.

AND SO WE GOT.

WE'RE SO THRILLED WITH THE GABLE ROOF.

WE THOUGHT, WELL, WE NEED TO SORT OF MAKE IT PART OF THE RAILROAD'S 1888.

SO THEN WE PUT BECAUSE IT WAS A HAY DOT BLOCK BUILDING, AND THEN WE PUT THE BATTEN BOARD ON IT AND WE THOUGHT, WHOA, THAT'S REALLY IMPRESSIVE.

MAYBE WE SHOULD PUT A PORCH ON IT.

SO OVER A PERIOD OF ABOUT 12 MONTHS, THEN WE ADDED THE PORCH AND, AND WE PUT THE PORCH UP THERE.

SO AND THEN IT HAS TAKEN ON VERY SIGNIFICANT ROLES OF CONTINUING TO INCUBATE AND DO THINGS THAT PROMOTE.

AND IT WOULD STILL BE A YEAR OR TWO UNTIL WE WERE ABLE TO MOVE THE DEPOT BACK BECAUSE AGAIN, IT TOOK A WHILE JUST TO BUY ALL THE PIECES OF LAND BACK THAT HAD BEEN CHOPPED OFF AND SOLD OFF BY THE SOUTHERN PACIFIC AFTER THEY TOOK OVER THE COTTON BELT RAILROAD.

SO NOW WHAT WE'RE PROPOSING IS THIS IS HOW THE PAVILION WILL APPEAR. YOU CAN SEE IT'S VERY HAS A VERY HIGH ROOF AND SUCH THAT SITS IN FRONT OF IT.

SO IF YOU'RE STANDING ON THE OTHER SIDE OF MAIN STREET OR IN FRONT OF IT, IT IT TOO WILL HAVE THE BATTEN BOARD ON IT.

IT HAS THE SAME CORRUGATED ROOF AND ACROSS THE FRONT, THAT'S ALL EXPANSES OF GLASS, CLEAR GLASS.
