THIS RESTAURANT ROCK & BREWS WAS FIRST APPROVED IN CONJUNCTION WITH THE ESTABLISHMENT OF THE PLANNED COMMERCIAL CENTER BACK IN 2021 WITH CONDITIONAL USE 2112. AND AT THAT TIME AND PRIOR TO THIS REQUEST, IT WAS THE FORMER PAYTON-WRIGHT FORD AUTOMOTIVE DEALERSHIP.

WOOD FIRE GRILL.WITH THE 2022 REQUEST, THE APPLICANT DECREASED THE LOT AREA FROM 2.6 ACRES TO TWO ACRES, WHICH AFFECTED OVERALL LOT COVERAGE FOR THE RESTAURANT AND LANDSCAPED AREA CALCULATIONS FOR THE DEVELOPMENT.
WITH THIS SPECIFIC REQUEST, THE APPLICANT IS PROPOSING FOR THE RESTAURANT TO BE 6,115FT² FOR INDOOR AND A 4,356 SQUARE FOOT PATIO DINING AREA, WHICH IS BOTH PARTIALLY COVERED AND PARTIALLY OPEN AREA ALONG THE SOUTH ELEVATION OF THE RESTAURANT ADJACENT TO STATE HIGHWAY 114.
THE PROPOSALS BUILDING AREA HAS DECREASED BY 137FT² FROM 6,252FT² TO 6,115FT².
THIS IS THE RESULT OF THE APPLICANT REMOVING THAT DESIGNATED TO GO AREA ALONG THE EASTERN ELEVATION.
THE PROPOSALS PATIO AREA HAS INCREASED 55FT² ALONG THE SOUTH ELEVATION OF THE BUILDING, THE OUTDOOR PATIO AREA THAT WAS PART OF THE 2021 AND 2022 VERSIONS IN REQUEST HAS BEEN REMOVED ENTIRELY FROM THE EAST ELEVATION.
AT THIS TIME AND AS PART OF THIS REQUEST, THE APPLICANT IS PROPOSING 348 SEATS WITH 165 BEING INDOORS, 91 WITHIN THE COVERED PATIO AND 92 WITHIN THE OPEN AREA PATIO AREA.
OVERALL, THIS IS A NET REDUCTION OF 50 SEATS TOTAL FROM 2021 AND THE 2022 APPROVALS.
OTHER CHANGES INCLUDE ADDITIONAL LANDSCAPING ALONG THE BUILDING'S EASTERN ELEVATION, WHICH IS WHERE THAT TO GO AREA AN ONE OF THE OUTDOOR PATIO AREAS WAS SHOWN AND IS NOW PROPOSED FOR REMOVAL.
THERE ARE EIGHT EXISTING OUTDOOR SPEAKERS THAT ARE PROPOSED WITHIN THE COVERED AND OPEN AREA PATIO ALONG THE SOUTH ELEVATION AND TWO WITHIN THE COVERED ENTRY ALONG THE EAST ELEVATION.
THESE LOCATIONS HAVE NOT CHANGED FROM THE INITIAL APPROVAL IN 2021 OR THE RECENT AMENDMENT IN 2022.
THIS IS NOT CHANGED AT ALL FROM PREVIOUS APPROVALS.

SO WHEN THIS WENT BEFORE OUR SITE PLAN REVIEW COMMITTEE EARLIER IN MAY, IT APPEARED AS IF THERE WERE MAJOR CHANGES AS FAR AS LOT COVERAGE, CHANGES TO OVERALL LANDSCAPE AREA.
AND AFTER WE THIS WAS REFERRED TO YOU THE FULL CONSIDERATION AND WE SAT DOWN WITH THE APPLICANT, WE WERE ABLE TO GO POINT BY POINT AND DISCUSS WHAT HAD CHANGED. THIS IS JUST OUR OCCUPANCY LOAD AND SHOWING HOW WE'VE MADE A REDUCTION IN WHAT WE'VE GONE FROM OUR INTERIOR PREVIOUSLY WAS THE OCCUPANT LOAD WAS AT 261, WE'RE AT 260 AND WE ARE AT 343 AND WE'VE GONE DOWN TO 289 ON OUR OCCUPANCY.
