AND THERE WAS REVIEW OF THIS DURING THE MEETING, AND THE COMMISSION VOTED JUST TO TABLE THIS TO THIS MEETING DATE SPECIFIC TO THIS JUNE 28TH, 2023 HPC MEETING TO ALLOW THE STAFF OF THE CONVENTION AND VISITORS BUREAU TO WORK ON THE PLANS AND TAKE INTO CONSIDERATION THE COMMENTS FROM THE LAST MEETING DUE TO THE GREAT SORRY, MAIN STREET FEST FESTIVAL AND MANY OTHER PRESSING MATTERS, THE PROGRESS HAS NOT BEEN SUFFICIENTLY MADE TO BE ABLE TO PRESENT TODAY.

AND TO CONSTRUCT A NEW 286 SQUARE FOOT OPEN AIR CARPORT ON THE SOUTH SIDE OF THE HOUSE AS PER THE PLANS THAT WERE IN YOUR PACKET.

IT WAS BUILT ORIGINALLY IN THE GRAPEVINE PRAIRIE AREA, AND IT WAS SAVED FROM DEMOLITION BY THE CITY OF GRAPEVINE, THE GRAPEVINE TOWNSHIP REVITALIZATION PROJECT, AND RELOCATED THIS SITE IN 1999.

IT WAS LANDMARKED BY THE GRAPEVINE HISTORIC PRESERVATION COMMISSION AND RESTORED BY HISTORIC PRESERVATION STAFF FOLLOWING DESIGN GUIDELINES ESTABLISHED FOR THE PROPERTY. KATHERINE AND JUSTIN ROBERTS PURCHASED THE HOUSE IN 2005 AND HAVE RESIDED THERE SINCE THAT TIME.

THROUGH THE YEARS, THEY HAVE TAKEN VERY GREAT CARE OF THE HOUSE, HAVING RESTORED SIDING, ORIGINAL WINDOW SCREENS, THE FRONT PORCH AND ITS STEPS AND DETAILS THERE AND REPAINTED THE HOUSE IN A PERIOD APPROPRIATE HISTORIC COLOR SCHEME.

YOU CAN SEE SEE ALL THAT IN THESE PICTURES RIGHT HERE.

THE PROPOSED THERE'S HOW THE STREET VIEW LOOKS, THE PROPOSED ADDITIONS, THE FIRST FLOOR PLAN.

SO IT'S PRETTY MUCH AN ADDITION THAT'S JUST OUT, YOU KNOW, TO THE REAR OF THIS.

SO THERE'S THE PLANS OF THE ORIGINAL HOUSE WITH THE ROOF PLAN NEXT TO THERE.

THEN HERE'S DRAWINGS OF THE ORIGINAL HOUSE THE WAY IT IS TODAY.

AND THEN HERE'S A PLAN SHOWING THE NEW ADDITIONS TO ORIENT YOURSELF.

THE FRONT OF THE EXISTING HOUSE IS AT THE BOTTOM OF THIS SITE PLAN.

SO GOING BACK, YOU CAN SEE TO THE REAR IS WHERE THE NEW ROOMS, THE NEW ADDITION IS BEING ADDED.

THEN YOU HAVE TO KIND OF TURN AROUND AGAIN.

SO THE LIGHT COLORED LINES ARE THE EXISTING HOUSE AND THEN YOU CAN SEE WHERE THE DASH LINE IS BEHIND THEIRS, WHERE THE NEW ADDITIONS OCCURRING.

SO BASICALLY WHAT'S HAPPENING IS IT'S MAINLY A ONE STORY ADDITION, BUT IT HAS A SECOND FLOOR LOFT, BEDROOM, BATH STORAGE AREA UPSTAIRS OVER THIS. BUT MOST OF THE SPACES ARE HERE ON THE FIRST FLOOR.

THEY'RE ABLE TO ACQUIRE A UTILITY ROOM, A COVERED PORCH, A COVERED PATIO, A NEW MASTER BEDROOM, MASTER BATH AND CLOSET, AND ALSO AN ATTACHED ONE CAR GARAGE WITH WORKSHOP.

CRITICAL HERE IS THEY REALLY CAN'T EVEN FIT A TWO CAR GARAGE ON THE PROPERTY.

SO THEREFORE, OUT FRONT OF THE GARAGE IS A LITTLE CARPORT THAT HAS PERIOD DETAILS MATCHING.

AND SO THEN WHEN WE COME TO LOOK ON THE SECOND FLOOR, THERE'S A STAIRCASE IN THE TRANSITION HALL BETWEEN THE ORIGINAL HOUSE AND THE NEW ADDITION THAT'S TAKING UP TO THE SECOND FLOOR WHERE THERE'S A BATHROOM AND A WALK IN CLOSET.

THIS IS THE ROOF PLAN SHOWING THE ORIGINAL HOUSE EXISTING ROOF LINE WITH THE NEW ROOF LINES.

AND THEN HERE'S IF YOU LOOK AT THE FRONT ELEVATION, WHAT'S NICE ABOUT THIS? THE WHOLE ENTIRE ORIGINAL HOUSE WILL BE OUT FRONT IN THE BACK.

YOU DO HAVE THIS HIGHER RIDGE LINE IN THE BACK, BUT IT'S PRETTY MUCH JUST ABOUT THE ONLY WAY IT CAN BE DONE IN ORDER TO ENCLOSE THIS SPACE.

THEN YOU LOOK TO THE TO THE REAR.

THE REAR ELEVATION. THAT'S HOW YOU'D SEE IT IF YOU COULD SEE IT FROM THE REAR.

BUT THERE'S REALLY NOT MUCH OF A WAY FOR ANYONE EVER TO SEE IT FROM THAT ANGLE.

I THINK IT'S MORE THAN 35FT OR 40FT BACK IS THE NEW ADDITION.

YOU KNOW, SO YOU HAVE THE WHOLE ENTIRE ORIGINAL HOUSE, THEN THE NEW ADDITION BEHIND IT.

THERE'S SOME SIDE VIEWS OF HOW THAT WOULD LOOK.

ALL DETAILS ARE MATCHING IN WITH THE THE DETAILS OF THE ORIGINAL HOUSE.

THE PLANS WOULD INCLUDE LIFTING THE BUILDING UP AND ESTABLISHING IT ON A NEW FOUNDATION ON THE EXTERIOR, A NEW.

HERE'S A PICTURE OF HOW IT OR THIS IS SORRY, A DRAWINGS OF HOW IT APPEARS TODAY.

IF YOU COULD SEE IT, THERE WOULD BE A NEW ENTRANCE DOOR.

HERE'S THE PLAN OF THE EXISTING VERSUS THE NEW.

A NEW ENTRANCE DOOR ON THE SOUTH SIDE OF THE BUILDING.

AND THE ORIGINAL WOOD GARAGE DOORS WOULD BE REPLACED WITH PAIRED WOOD WINDOWS IN EACH DOOR OPENING, MATCHING THE APPEARANCE OF THE WINDOWS THERE IN THE MAIN HOUSE, THE, YOU KNOW, THE PRINCIPAL STRUCTURE ON THE SITE.

HERE'S HOW IT WOULD LOOK AFTER IT WAS REWORKED.

THE INTERIOR OF THE BUILDING WOULD BE ONE LARGE, FLEXIBLE SPACE WITH A WET BAR ALCOVE ON ONE END, ALONG WITH A BATHROOM ON THE NORTH END.

THAT CAN BE SEEN IN THIS PLAN HERE.

SO THE LOT. THE LOT CONTAINS 17,261FT² IN THE EXISTING HOUSE OF 2154FT², PLUS THE 471 SQUARE FOOT LIVING AREA OF THIS BUILDING WOULD TOTAL 2625FT², WHICH IS WITHIN THE MAXIMUM OF 4100FT² ALLOWED BY THE PRESERVATION ORDINANCE.

THE BUILDING LOT COVERAGE IS NOT CHANGING ITS 15.2% AND THE BUILDING HEIGHT, THIS STRUCTURE WOULD BE 11FT.

SO STAFF IS RECOMMENDING APPROVAL OF THIS PROPOSAL TO RENOVATE AND REPURPOSE THIS STRUCTURE.

WE'RE PRIMARILY LOOKING AT STREET VIEW SINCE IT'S A NON LANDMARK PROPERTY.

IT'S A VERY NARROW SITE.

SO THE RAMP IS REALLY HIDDEN FROM, YOU KNOW, FROM STREET VIEW.

SO IT'S VERY NICE DESIGN ACTUALLY, SOMETHING THAT'S KIND OF NICE ABOUT IT, ADDING THE GABLE ON THE FRONT.

YOU'VE GOT THOSE OTHER HOUSES TO THE LEFT AND THE RIGHT HAVE FRONT FACING GABLES.

SO IT KIND OF IT, IT BLENDS THE HOUSE IN A BIT.

I UNDERSTAND FROM TALKING TO THE PEOPLE OVER AT 404, THEY DO INTEND TO DO A PROJECT TO RESTORE THAT LITTLE HOUSE SOMETIME IN THE NEAR FUTURE.

NOT SURE, NOT A DEFINITE DATE.

SO THEN WE HAVE HERE'S THE PLAN OF THE HOUSE WHERE IT'S SHADED IN LIKE IN GRAY.

THAT'S THE NEW KITCHEN ADDITION.

ON THAT ONE SIDE, THIS HOUSE WAS FORTUNATE.

SO YOU CAN SEE IN THE FRONT THE LITTLE FRONT PROJECTING PORCH AND THE THE WRAPAROUND PORCH AND THEN THE RAMP GOING BACK THERE TOWARD WHERE IT SAYS THE CONCRETE DRIVEWAY IN THE BACK.

AND THEN HERE'S THE UPDATED FLOOR PLAN WHERE YOU CAN SEE THE THE WRAPAROUND PORCH, THE RAMP AND HOW THE KITCHEN PROJECTS OUT TO THE WEST.

SO IT'S VERY SENSIBLE, VERY LOGICAL AND VERY NICE, REALLY, YOU KNOW, PLANNING DESIGN.

HERE'S THE ROOF LINE AND THEN THERE'S A BLOW UP OF THE FRONT, WHICH ARE MAINLY LOOKING AT.

SO THE THE ORIGINAL DOORWAYS AND WINDOWS ARE STILL PRESENT.
