IT'S FOR INSTALLING A NEW STORAGE SHED.

IT'S A VERY DECORATIVE SHED.

IT'S A NICE LITTLE STRUCTURE.

IT GOES IN THE REAR YARD. IT'S VERY SMALL PROPERTY.

IT'S A SMALL LITTLE QUAINT STORAGE BUILDING.

THE ADDITION TO THE FRONT OF THAT HOUSE WAS BROUGHT BEFORE US MAYBE SIX MONTHS AGO.

WHAT DID THEY DECIDED TO DO WITH THAT? WHAT THEY DID WAS THEY SIMPLIFIED IT AND IT WAS JUST SIMPLY REWORKING THE DETAILS OF THE HOUSE.

THEY DID NOT BUILD THAT LARGE PERGOLA LIKE STRUCTURE IN THE FRONT, EVEN THOUGH THEY WERE PLEASED WITH PART OF IT.

YES, THEY JUST ABANDONED THAT AND INSTEAD THEY'RE JUST BUILDING A LITTLE SHED IN THE BACK.

RIGHT? THE NEXT ONE IS ONCE AGAIN FOR 608 SOUTH DOOLEY AND THIS IS FOR BUILDING OF A SIX FOOT FENCE WOOD FENCE OUT OF CEDAR WITH THE ON METAL POST, WITH THE POST ENCASED IN WOOD AT THE ROBERTSON HOUSE.

608 SOUTH DOOLEY, CA 2312.

AND THEN KA 2313 FOR 301 EAST WALL STREET.

AND THIS IS A LITTLE GREEN HOUSE.

GREEN PAINTED HOUSE ON THE NORTH SIDE OF EAST WALL STREET.

AND IT WAS FOR REMOVING AN EXISTING PATIO COVER THAT WAS NON-ORIGINAL AND REPLACING IT WITH A WOOD PERGOLA, OPEN AIR, WOOD PERGOLA.

AND THEN THE LAST ONE, THE 2315 IS FOR 221 EAST WORTH, KNOWN AS THE WINGATE LUCAS HOUSE.

AND IT HAS A LITTLE PICKET FENCE AROUND IT ON THE SIDE OF THE YARD FOR THEIR PETS, AND THAT WAS NEEDING TO BE REPLACED.

SO THEY'RE JUST REBUILDING IT IN THE SAME PLACE WITH NEW WOOD PICKETS.

THAT COMPLETES THE STAFF APPROVED CASE.

WE DO HAVE SOME MORE IN THE PIPELINE, ABOUT FIVE MORE THAT ARE IN VARIOUS STATES OF COMPLETION.

TWO CASES A MEMBER OF THE PUBLIC MAY ADDRESS THE HISTORIC PRESERVATION COMMISSION REGARDING AN ITEM ON THE AGENDA DURING THE COMMISSION'S CONSIDERATION OF THE ITEM UPON BEING RECOGNIZED BY THE CHAIRMAN OR BY CONSENT OF THE COMMISSION UPON BEING RECOGNIZED, PLEASE COME FORWARD TO THE PODIUM, MICROPHONE AND STATE YOUR NAME AND ADDRESS BEFORE SPEAKING AND AGAIN, IN ACCORDANCE WITH THE TEXAS OPEN MEETINGS ACT, THE COMMISSION IS RESTRICTED IN DISCUSSING OR TAKING ACTION DURING THE CITIZEN COMMENTS.

OKAY. THE BACKGROUND ON THIS IS THAT THE OWNER OF THE BUILDING, WALTRAUD ALLEN, SHE'S A LADY FROM GERMANY, OWNS THIS BUILDING, AND BACK ON FEBRUARY OF A YEAR AGO, SHE TURNED IN SOME PLANS TO CONSTRUCT A SMALL RESTROOM ADDITION.

IT'S 85FT² TO THE REAR OF THE CARRIAGE HOUSE.

SO IF YOU LOOK ON THE IMAGE I HAVE ON THE SCREEN OF THE LITTLE CARRIAGE HOUSE, IT WOULD BE ON THE REAR SIDE WHERE IT SAYS REAR ELEVATION NORTH WITH THE RED DOOR.

IT'LL BE IN THAT SECTION RIGHT THERE.

AND THAT PHOTO, THAT'S WHERE IT WOULD BE CONSTRUCTED.

SO IT HAS VERY SMALL, LIMITED IMPACT TO THE APPEARANCE OF THE CARRIAGE HOUSE.

AND THIS IS SO THAT THEY HAVE LIKE ONE MAJOR TENANT IN THE HOUSE AND THEN THERE'S LIKE A SUB TENANT OUT HERE IN THE BACK BUILDING, BUT IT HAS NO FACILITIES THERE.

SO IF SOMEBODY RENTS IT, IT'S BEEN MANY THINGS BACK THERE, PHOTOGRAPHY STUDIO AND OTHER THINGS, BUT THEY ALWAYS HAVE TO GO BACK INTO THE MAIN HOUSE SO IT DOESN'T WORK SO WELL.

AND THEY HAVE ALSO SUBMITTED THESE PLANS OR REVIEWED THESE PLANS WITH PLANNING AND ZONING.

AND ERICA IS AWARE OF THIS PROJECT AND ALBERT TRIPLETT IN PLANNING AND ZONING.

SO IT FIRST NEEDS TO GO THROUGH US BECAUSE THEY'RE INCREASING THE FOOTPRINT.

SO STAFF IS RECOMMENDING APPROVAL OF THIS.

IT'S A ROUGHLY AN 85 SQUARE FOOT RESTROOM ADDITION AT THE REAR.

AND THEN IN ADDITION, AS SHE GOES BY FRANCES ALLEN, SHE WOULD ALSO PROPOSE TO INSTALL A NOT JUST A FRENCH DOOR, BUT LIKE A SLIDING.

IT LOOKS LIKE A SLIDING GLASS DOOR, BUT IT WOULD RESEMBLE A FRENCH DOOR ON THE SIDE, WHICH IS YOU SEE LEFT ELEVATION WEST WHERE THE LITTLE AWNING IS.

THAT WOULD BECOME A SLIDING DOOR.

AND THE LITTLE PATIO THAT'S OUT THERE WOULD BECOME A KIND OF A PRIVATE TERRACE TO THIS BUILDING.

SO THAT'S WHY THE WANTING TO BE ABLE TO EXIT INTO THIS SPACE AND SHE'S GIVING UP THAT DOOR THAT WAS ON THE REAR OF THE BUILDING.

SO THAT'LL BE TWO WAYS OUT OF THAT BUILDING, WHICH SEEMS REASONABLE.

AND THEN ALSO THESE WINDOWS ARE NON-ORIGINAL THERE.

SHE WOULD COME BACK IN WITH METAL, NEW METAL CLAD WOOD WINDOWS, AND WE WOULD WANT TO SEE THAT BE STAFF APPROVED UNDER A SEPARATE.

CA SO FOR TONIGHT, THIS IS THE SCOPE OF THE PROJECT.

THIS IS ALL SHE'S ACTUALLY PROPOSING TO DO TO THE BUILDING.

AND IT DID TAKE A WHILE FOR IT TO BE UNDERSTOOD WHAT ALL SHE NEEDED TO PROVIDE.

SO SHE ENDED UP PROVIDING US.

SO THAT'S WHY IT TOOK SUCH A LONG TIME FOR IT TO GET BACK TO US.

AND SO NOW WE HAVE WHAT WE NEED TO MOVE FORWARD HERE.

AND THEN SHE WILL NEED TO WORK WITH PLANNING AND ZONING FOR HER FINAL APPROVAL OF HER SITE PLAN.

I FEEL, AND THEY HAVE EXPRESSED IT SHOULD BE ABLE TO BE DONE.

IT HAS VERY MINIMAL IF YOU LOOK AT THIS SITE PLAN HERE, VERY MINIMAL CHANGES TO THE EXISTING SITE PLAN. THE WAY IT IS, IT FITS PRETTY MUCH IN THE LITTLE FLOWERBED GARDEN THAT'S OUTSIDE THAT DOOR AREA.

AND THEN THE ROOF WOULD BE A GABLE ROOF OVER IT.

THAT'S HOW IT WOULD APPEAR FROM THE REAR.

AND THAT'S HOW THE NEW SLIDING FRENCH DOOR WOULD APPEAR.

IT WOULD HAVE PANES IN IT.

IT'S NOT DRAWN, BUT THAT'S THE ENTIRE INTENTION.

SO HE HAS STARTED THIS PROCESS AND HE ALREADY HAD OBTAINED APPROVAL TO DO MAJOR FOUNDATION REPAIRS THAT HAD BEEN STAFF APPROVED AND APPROVED AND PERMITTED THROUGH THE BUILDING DEPARTMENT.

SO IF YOU DRIVE BY IT NOW, YOU'LL SEE IT SITTING WAY UP.

AND THAT'S WHERE HE IS RIGHT NOW.

BUT MEANWHILE, HE GOT WITH THE ARCHITECTS, RUSSELL MORAN, AND WHO HAS PREPARED PLANS FOR EXPANDING, YOU KNOW, RENOVATING THE HOUSE, EXPANDING THE HOUSE, ALSO REPLACING THE EXISTING GARAGE.

SO THAT'S THE SCOPE OF IT.

BUT NOW I'LL GO THROUGH IT.

SO STAFF IS RECOMMENDING APPROVAL OF THIS REQUEST AND THE PROPERTY WOULD BE IN THE INITIAL SUBMISSION OF OWNED AND MAINTAINED BY THIS PARTICULAR FAMILY.

AND IT WOULD.

SO THE REQUEST IS TO DEMOLISH THE EXISTING GARAGE AND CONSTRUCT A NEW LARGER THAN USUAL GARAGE, TWO CAR DETACHED GARAGE

SO STAFF IS RECOMMENDING APPROVAL OF THESE WITH THE CONDITION THAT A VARIANCE BE GRANTED FOR THE 995 SQUARE FOOT GARAGE BY COMBINING THE 500 SQUARE FOOT TWO CAR GARAGE ALLOWED BY ORDINANCE 200 AND SQUARE FOOT STORAGE BUILDING AND 124 EXCUSE ME, THAT WOULD BE 195.

I THINK I HAVE A COPY OF THAT OF MY MEMO.

SQUARE FOOT OF THE MAXIMUM ALLOWABLE HOUSE SIZE AREA OF 3400.

SO THIS STILL ALL BALANCES OUT IN OUR TOTAL AMOUNT OF SQUARE FOOTAGE IS AVAILABLE TO WORK WITH.

SO STAFF IS RECOMMENDING APPROVAL OF THIS WITH ALL THE DESIGN WORK FOLLOWING OUR PRESERVATION ORDINANCE WITH THE CONDITIONS THAT ALSO ALL EXTERIOR MATERIALS, WINDOWS, DOORS, DOOR HARDWARE, LIGHT FIXTURES BE APPROVED UNDER A SEPARATE CERTIFICATE OF APPROPRIATENESS AND THE BUILDING PERMIT BE OBTAINED BY THE BUILDING DEPARTMENT.

JUST A LITTLE BIT MORE ON THIS REGARDING THAT GARAGE, THE PURPOSE OF THIS WOULD BE ESSENTIALLY IT'S IN THE SAME FOOTPRINT WHERE IT IS PRESENTLY, BUT IT EXTENDS FURTHER BACK, DEEPER INTO THE LOT AND IT ACTUALLY CREATES A TANDEM CONDITION.

SO YOU COULD HAVE TWO CARS PARKED IN THERE ON ONE SIDE, ONE ON THE OTHER SIDE.

AND THE REST OF THAT SPACE WOULD BE WORKSHOP AREA FOR WOODSHOP.

BECAUSE MR. BACH ENJOYS WORKING WITH WOOD.

THIS IS THE HISTORIC JOHN BIERI HOUSE, AND IT'S IN THE QUEEN ANNE STYLE, WHICH IS THERE'S A NUMBER OF IT.

IT'S ONE OF OUR BETTER EXAMPLES OF THAT IN THE HISTORIC TOWNSHIP, THE BACK TO THE GARAGE.

THE GARAGE IS NOT ORIGINAL TO THE PROPERTY IT WAS ADDED TO.

IT'S EXPANDED. HAS A FAILED FOUNDATION CRACKED IN SEVERAL PLACES.

IT WAS ACTUALLY. MOLAR AND THEN ADD IT ON TO THE BACK.

AND IT HAS ALSO EXISTING GARAGE HAD BEEN ENCLOSED AS LIVING SPACE.

IT WAS JUST IN VERY POOR CONDITION.

THE FIRST FLOOR WHEN YOU LOOK AT THE PLANS HERE'S THIS IS THE ORIGINAL PLAN OF THE HOUSE.

WELL, THE HOUSE AS IT STANDS TODAY, THESE ARE THE PLANS YOU'LL NOTICE ON THE SECOND FLOOR, THEY'RE JUST SORT OF A SPACE UP THERE, MORE LIKE AN ATTIC.

AND HE WOULD BE CREATING THREE BEDROOMS AND THREE BATHS ON THE SECOND FLOOR.

AND YOU'LL SEE THOSE IN A MINUTE.

HERE'S THE ORIGINAL ELEVATIONS, HOW IT LOOKS, THE GARAGE HAVING ALREADY BEEN ENCLOSED IN THE PAST, AND THE SIDE VIEWS OF THE HOUSE AND A DRAWING OF THE EXISTING TO RECORD THE EXISTING ROAD.

HERE'S THE NEW SITE PLAN WHERE YOU SEE THE NEW GARAGE IS AS PER OUR ORDINANCE LOCATED IN THE BACK HALF OF THE LOT.

IT'S IN THE SAME LOCATION WHERE IT IS TODAY.

ONE OF THE NICE FEATURES OF THIS IS THAT IN THE PROPOSAL THEY HAD REMOVED THE BATHROOM THAT WAS IN PART OF THE WRAPAROUND PORCH AND RESTORED THE WRAPAROUND PORCH.

SO IT GOES ALL THE WAY AROUND.

SO IT GIVES IT FREES IT UP AND LOOK QUITE A LOT NICER.

AND THEN ADDITIONS ARE ON THE BACK OF THE HOUSE ON THE FIRST FLOOR, ADDITIONS, JUST THAT SMALL AREA.

IT SAYS NEW CONSTRUCTION, NEW PATIO.

THAT'S LIKE A LAUNDRY ROOM AND A MUD ROOM AND THEN A COVERED REALLY A COVERED PORCH ON THE ROOF.

SO THE CHANGES TO THE FOOTPRINT ARE PRETTY MINIMAL.

SO THEN THIS IS THE NEW FLOOR PLAN.

ANOTHER THING IS WONDERFUL ABOUT THIS WHOLE THING IS THAT THE STAIR WOULD BE PUT BACK WHERE IT ORIGINALLY WAS LOCATED IN THE FRONT FOYER AND GOES STRAIGHT UP, TAKES YOU STRAIGHT UP TO THE SECOND FLOOR.

THE REASON TO ADD THE MUDROOM AND THE UTILITY ROOM ON THE REAR IS THERE'S REALLY NO PROVISIONS FOR THAT IN THE EXISTING HOUSE.

AND THEN THERE'S A SMALL POWDER ROOM BEING ADDED ON THE FIRST FLOOR, AND THEN YOU CAN SEE THE FLOOR PLAN OF THE GARAGE IN THE REAR WITH THE TANDEM SITUATION.

THEN THE SECOND FLOOR OF THE REAR OF THE HOUSE HAD BEEN EXPANDED OUT ABOUT 15 MORE FEET, AND THAT ALLOWED FOR THE REAR BEDROOM.

AND THEN THERE'S TWO NEW DORMERS TO THE SIDE, ONE TO THE SOUTH AND ONE TO THE NORTH.

SO HERE'S HOW IT LOOKS SO VISUALLY FROM THE FRONT OF THE HOUSE, IT LOOKS ALMOST THE SAME.

THERE'S REALLY NOTHING MUCH TO SEE THERE.

AND THEN THE REAR YOU WHERE IT SAYS NEW REAR ELEVATION.

THERE'S A LARGE GABLE THAT COMES DOWN OVER THE NEW ADDITION WITH A PAIR OF WINDOWS THERE.

AND THEN ON THIS SIDE OF THE HOUSE, ON THE NEW LEFT ELEVATION, YOU CAN SEE THE WRAPAROUND PORCH CONTINUING ON AROUND.

AND THEN THAT WIDE DORMER IS THE NEW DORMER THAT'S ADDED THE WIDER BACK SET.

AGAIN, ONE THING WHEN I WAS GOING OVER THESE PLANS WITH P.W., HE NOTICED THAT THE WINDOWS WERE INCONSISTENT.
