ALL OTHER REQUIREMENTS OF THE ZONING ORDINANCE PERTAINING TO SIGNS ISN'T MET WITH THE PROPOSAL DUE TO LOCATION AND THE SIZE OF THE ELECTRONIC MONUMENT SIGN.

HOWEVER, THE SETBACK FROM THE SOUTH PROPERTY LINE IS APPROXIMATELY TWO FEET, ALSO WITHIN SECTION 60, IT DOES ALLOW FOR SIGNAGE WITHIN THE GU, GOVERNMENT USE ZONING DISTRICT THROUGH THE CONDITIONAL USE PERMIT PROCESS FOR THAT TO BE BURIED IF YOU MAKE THAT FINDING AS A COMMISSION AND THE CITY COUNCIL.

Conditional Use Permit CU22-49 (Grapevine Main Monument Sign) – City Council and Planning and Zoning Commission to conduct a public hearing relative to an application submitted by Tina Newton requesting to conditional use permit to amend the previously approved site plan for CU17-20 (Ordinance No. 2017-070) to allow a 121-room hotel, retail sales and on- and off- premise consumption of alcoholic beverages (beer, wine and mixed beverages) in conjunction with a hotel and restaurants. This request is specifically to add a monument sign with changeable copy exceeding 30% of the gross surface area of the sign. The property is currently zoned “GU”, Government Use District and is located at 815 South Main Street.]
